Your landlord calls it "standard language." There's no such thing as a standard lease. 5 commercial lease clauses that look routine but carry serious risk for office tenants: 1⃣ The Holdover Clause 2⃣ Renewal Option & Notice Deadlines 3⃣ Operating Expense Definitions 4⃣ The Permitted Use Clause 5⃣ Assignment and Subletting Provisions None of these provisions are hidden. They're in virtually every commercial lease, often in plain sight. What makes them dangerous is that they read as routine and tenants, without experienced representation, have no reason to treat them otherwise.
