Ok let’s dig in: Let’s stay it’s 145 a foot and really the average rent once stabilized is $15 a foot. Say it costs you around $30 a foot in TI, deferred maintenance, capital improvements, etc - so you are in it for $175/foot, and stabilize at an 8.5%. You’re also spending time and effort on it, and it takes a couple years. Not really any money to be made here on a deal this small, assuming the exit is somewhere around 7.5%. Just doing very rough math very quickly.
