I’m was going to offer his client my strip center that is a value add. I can give them the debt they need to exchange and provide steady cashflow while I improve the value of their property. Same thing only inverted😬. Their price, same cashflow as they have now, and make it passive. Now you have 2 offers. @CreateNotesOnRE how would you take their property?

A standard 401k is for people that want to have fun their whole lives and end up living on social security that doesn't keep up with inflation for the last 30 years. Those people want regular work hours. They want vacation time. They want sick days. They want no risk from medical issues. They want a lot of things. And their trade-off is any kind of real wealth. It's not a terrible trade-off. But it is a trade-off.

Russian oligarchs are massively moving capital out of the country Kremlin-linked billionaires understand perfectly well that Russia under Putin’s “wise” leadership is heading to the bottom like the Titanic. This process can no longer be stopped. Oligarchs close to the authorities fear a mass seizure of assets, as the economy is cracking under pressure and money has to come from somewhere. That means businesses will have to be squeezed or stripped of their assets. This is a clear indicator of the real situation in the country. When even those closely connected to the authorities start getting nervous, it means things are heading toward a major collapse.
