A little bit of factual research from the reporter would have been helpful here. It’s very rare that city land is sold for market-rate housing. The story mentioned here involves an RFP for workforce housing under the Turn the Key program, with home prices capped at $280K

@harrisonfinberg We used to get 10+ bids on newer construction deals at 5.5 caps. Now we struggle to get 5 bids. People want to be at a real 6.5 cap to buy here at the moment

I don’t believe in holding commercial real estate long-term.
Doing so means you are relying on two things to happen in order to get appreciation:
Interest rates going down, or rents going up
I don’t have control of either.
“Buy and hold” made many people look very smart, when what really happened was interest rates went down for basically 40 years straight.
We can very easily see rates flat for the next 10 years - nobody has any idea.
If that happens, you can’t make real money unless you:
Find opportunity, use your skill and experience to create value, and bank the profit.

For the first time since 1970,Camden, New Jersey, a city once named among the nation’s most dangerous cities, had no homicides between December 21, 2025, and March 20. Additionally, Camden recorded 12 homicides in 2025, the lowest number since 1985, according to the Camden County Police Department, @Matt_Enuco reports.
