These offices are primarily for administration, scheduling nurses, handling Medicare paperwork, compliance audits, billing, and family consultations. They don’t need hospitals or clinics. They need desks, phones, parking, and ADA access. California (especially urban areas) has designated medical-use retail centers. Once one healthcare tenant moves in, landlords actively recruit more because healthcare companies are stable, long-term renters who rarely default. You see the same thing with: • urgent care clinics • dialysis centers • dental offices Clustering ≠ conspiracy. It’s basic commercial real estate. There’s also massive demand. California has: • an aging population • high post-hospital discharge volume • Medicare & Medi-Cal patients needing in-home care Hospitals refer out to multiple agencies. Families are legally entitled to choice. Having several agencies nearby actually makes compliance easier, not harder. If fraud were occurring, it wouldn’t be advertised with: • registered business addresses • state licenses • Medicare provider numbers • recurring inspections Bottom line: Not understanding how healthcare administration works doesn’t make it suspicious. It just means you’re unfamiliar with the system.
