People ask me whether I really believe we are becoming a renter nation, and the honest answer is that I do, and I want to walk you through the mechanics, because it is never one thing, it is a stack of pressures all pushing in the same direction at once. Start with affordability, which you already see in your own markets. The cost of living has outrun wage growth for years, so the home that penciled a few years ago no longer does once you stack the price, the taxes, the insurance, and a mortgage rate sitting where it is now.  That alone keeps a lot of would-be buyers in the rental pool far longer than they expected. But here is a piece almost nobody talks about, and it came up in a conversation with a buddy who employs a lot of people.  When a couple divorces, you have a house with a low locked-in rate and a pile of equity, and both people are still on the loan with no clean way to get one of them off it.  So that equity sits there trapped, two households now have to be funded where one used to be, and very often one or both of them picks up extra work just to stay level. That is a former homeowner pushed right back into renting. Then layer in the multi-generational shift, which is showing up everywhere. He listed a four bedroom and had applicants arriving with their mothers, so it was a daughter, her kids, and a grandmother under one roof.  We are starting to resemble the older economies in Europe, where families simply live together because that is what the math demands. So when you add it all up, the affordability squeeze, the trapped equity, and the multi-generational household, you get sustained structural demand for well-run rental housing, and that is the part the monthly home-sales headline always misses. The operators reading the whole picture are positioning for it now. There were ux designers out there that didn't want to learn visual design, dev or anything "extra" and now out of work - even though there were clear signs. There will be designers of all types that don't take AI seriously and will be out of work - even with clear signs.

What happened to Photoshop, Sketch, XD, and InVision will happen to Figma if they don’t get their stuff together. All it takes is one competitor that focuses on designers and gives back to the community.

The UX design roll will fade away the fastest. If you want to be a UX designer, learn to design your UX and you'll be future proofed for longer. Learn to code your UX and you'll be unletgoable. Going to be hard to find good UX only roles.
