Spent some rare and valued one on one time with my grandpa ("Papa") yesterday. He was a lifelong farmer (literally was born in the farmhouse, still lives there) and has a HS education. I usually always leave these visits with some new knowledge of family history and life advice. Keep in mind he knows very little about interest rates, the economy, supply & demand, etc. Before I left, he asked how the real estate business is going. I gave a vague answer along the lines of "busy, but it's been a rough year" Papa knowingly smiled. "We had many rough years on the farm. Expenses were high and selling prices were low. Every day I'd open the barn door in the morning knowing that it was losing me money. But I knew times would change eventually; they always did. Prices would come up and expenses would come down. So you know what I did?" "Every day, keep opening the barn door and get to work. And hold on for dear life"

@SethBorman @N8RealEstate Any age really. In my market, new trim is not going to move the needle on sale price. I actually think our houses with nice, unpainted (but stained) wood trim sell better because of the character

@DialKylePA @N8RealEstate What era of house are we talking about? Prewar, maybe. 1950s clamshell? Replace it with a 4" MDF and it'll be the single easiest improvement you can do, and among the cheapest.

When you’re flipping a house do you ever save any of the trim or do you get all new all around?

@N8RealEstate Yep. This is a good time to mail things that people are more likely to hold on to and call later (letters, business cards, magnets, pamphlets, etc.)

Direct mail response rate really seems to drop in Nov-Dec Gotta keep mailing though

I like working on Saturdays sometimes because they’re the most stress work days Phone isn’t ringing off the hook, not usually any fires to fight, just stuff getting knocked out

Private lending is true passive income Lenders collect checks for a 10-15% return and only requires a few hours of work for them

This year has been extremely hard for me on the personal finance side Left my job in December Paid for a wedding Didn’t get paid on my first house until July this year Most of my money tied up into deals Good news is I’m working on 7 good deals right now, I can see the light

I don't care what the rest of finance Twitter says. I like Dave Ramsey.

@BednarikMatt I've been checked out for at least 5 years. I wish there was something out there for more experienced investors. But, you are catering to a much smaller customer base in that case.

Does anybody still listen to Bigger Pockets anymore? I feel like a ton of people stopped listening like 3-4 years ago. I checked out when it felt like the same thing show after show.

This guy called me who lives out of state and he has a house in my market Said it’s been vacant for 8 years and he’s pretty sure the basement is full of water It has tax liens on the house too, might have to pass on this one

@meetmikehiggins @N8RealEstate Right, it's called a "post settlement occupancy" This has become increasingly needed in my market since inventory is so tight. You are offering two benefits: flexibility in allowing them time to find their next time, and also allowing them time to move after the sale

Currently talking with a home owner who wants to sell their house, and move into a bigger one. They need the money from their current house to buy the new one How do you usually handle these situations?

@mortgagetruth No, they ghosted me for 2 months, then finally got back to me after choosing another agent. Never had a chance to tell them my fee

@DialKylePA So after you told them your fee they chose another agent?

Too passive aggressive or nah?

@DialKylePA Was a seller simply asking if you negotiate fee? Or telling you they want to pay X?
