Absolute cobblers, as always, from the RFA. 1. Freeholders, particularly RFA members, have blocked remediation for years. 2. Freeholder insolvency would have limited impact on remediation – it would likely speed up the whole process. 3. Statutory duties under the BSA 2022 are paid for by leaseholders via service charge. 4. Removing ground rent would have no impact on entering into Grant Funding Agreements. 5. The threats of insolvency are overblown – freeholder groups in the RFA are well capitalised and will do all they can not to give up their assets. Don’t fall for it @SteveReedMP

Big announcement from government today - Keir Starmer sides with Angela Rayner over freezing ground rent But this is a MASSIVE issue for professional landlords and investors - gvt essentially playing chicken with money men. Treasury was worried. Are the investors crying wolf? Or will there be a big problems with building safety projects and investor stability? Guess we will find out when announcement comes later today

@SamCoatesSky Read with incredulity NCs letter. As a director of Wallace she callously sold the superior leasehold of our development to an offshore buyer. Neither party is willing to accept legal liability! RFA worried about Insolvency- what about innocent leaseholders!! What about NQLs?

1️⃣ year today since the "Remediation Acceleration Plan" announcement. The only "change" leaseholders have seen is a new Housing Secretary and Minister for Building Safety. @mhclg are still dragging their feet. @UKLabour are still far from keeping their manifesto promises.

It is also unclear how buildings below 18 metres will be made safe if the BSR remains focused on a subset of the thousands of unsafe buildings across the country. Sadly, the piecemeal approach to people being and feeling safe in their homes looks set to continue. 5/5

The focus on cladding and only life-critical safety risks remains a huge concern and there is still little consideration of resident-managed buildings, where remediation is often reliant on a developer and/or freeholder. 4/n

In recent years, we have seen an increasing number of buildings where enforcement has led directly to people being kicked out of their homes, or their being forced to pay thousands of pounds for a waking watch to avoid this. 3/n

After the debacle of costs for compliance being marketed by govt & the HSE as a cost to industry, when leaseholders were, and still are, clearly on the hook, it is a step forward to see that leaseholders will not be forced to pay for the Remediation Enforcement Unit itself. 1/n
