Because defaults don't happen in a vacuum. They happen when the economy breaks. You get the house back exactly when it's worth 30% less. Then you get to spend 8 months and $20k on lawyers just to legally evict them. You aren't hacking the system. You just took on bank-level risk without a bank's legal department

I did this when I was a kid (with parents that owned a chinese restaurant). we had books called mapscos that would let you look up the name of the street and find it on the map. The whole city split up into pages and further into a grid pattern and the index would tell you on what page and in what grid box to find the street. but eventually it was the same people ordering over and over and as a delivery driver you'd memorize their location and how they tipped.

Yep, bottom line is people should not be buying CFAs at a 5% cap based on CFA financials alone and anyone that does is taking significant risk that they are going to get slaughtered when CFA abandons whatever prototype they own and shifts direction. They should be buying because the building is worth whatever the sales price is.

you pray interest rates go to zero and you sell it for a 4 cap. My problem with CFA is they won't hesitate to build a 5x drive thru lane no-dining room location on the neighboring parcel and vacate your property in an instant because the operator is on a sublease and neither they nor corporate have any sunk cost bias. And if the wind shifts they might do the same to the drive thru location in the future.
