When I consider the following: - Hantavirus threat - No-win situation in Iran - Energy shortages - Increased consumer costs - High interest rates - Exploding debt (personal and government) - A.I. threats to labor markets - stock market is at all-time highs ... it becomes increasing hard to keep my non-tax deferred investments in play. Is there any reason NOT to think a major correction is coming? What am I missing?

Individual purchases of Nvidia, Microsoft, Broadcom, Amazon, Apple, and others ranged from $1 million to $5 million in disclosed value. Individual purchases of AMD, Goldman Sachs, Alphabet, Airbnb, DoorDash, Micron, Stryker, and others ranged from $500,000 to $1 million in disclosed value. President Trump also reported hundreds of stock sales ranging from $15,000 to up to $25 million. Should we produce a detailed breakdown of President Trump’s stock purchases and sales? $3,995 to replace 15' of under-slab sewer line at property A. $8,115 to replace LVP and carpet at property B. $3,220 to replace carpet at property C. $1,350 to add an exhaust fan to a bathroom... also at property C. $73,200 to replace the siding at property D. These are the major (north of $1,000) expenses I've had to endure in 2026 at our various properties. And why it's so important to have significant cash reserves if you're going to be a landlord.

@Kevin_Root Higher end fiber cement board, full exterior, in the Colorado mountains. removal of all old wood siding, dumpster fee, a 7-8 man crew working for 6-7 days. We also opted for the woodtone upgrade, to make the siding resemble wood grain.

@Droidus_Maximus @ClayTravis The inflation we saw in 2021 and 2022 was a byproduct of the COVID response, which involved tons of money printing and PPP loans that were forgiven. You can blame Trump for that as much as you can blame Biden.

By "pump markets", do you mean artificially? Do you mean print a bunch of money, and drive up inflation, while also lowering interest rates...? But in the end, the biggest "if" is the Iran war, and the resulting energy costs. Is Trump willing to accept a deal that is worse than Obama's JCPOA, just to end the war, and get energy costs down... I'm not so sure. As for a recession happening, they often come as a surprise, when we *think* the economy is booming, but it was actually just a bubble. I guess we wait and see.

Not sure why you think either war will end soon, every prediction Trump and his administration have made about either war, have yet to manifest. And if you think a new Fed chair means lower interest rates, then you may not have a clear understand of how the Fed operates...

What makes you think I hired a handyman for ony of these jobs? And is the assumption that I overpaid for these projects... without knowing the specifics of each job, lincluding location, chosen materials, square footage, etc. But regardless, each trade brought skills, experience, and tools to the table that justified the cost paid. And I don't expect quality trades to offer me huge discounts for their time and experience. I want the job done right, done quickly (within reason), and I'm happy to pay for the result and peace of mind.
