Here’s Dave Ramsey’s advice on buying a house in the year 2026:
- Have 20% for a down payment to avoid private mortgage insurance (PMI)
- Do a 15-year fixed rate loan
- Make sure your monthly payment isn’t more than 1/4th of your take home pay

@AdamKoffler I live in one of the top rated cities to live in the US, with one of the top ranked public universities and plenty of tech and engineering companies.
A modest home is at most $400k in a decent area.

I use to live there. Stay in White Bear Lake or Stillwater. Maybe even Hudson. Don’t go downtown without security any time of day. Make sure you don’t need gas and bring food with you. The white libs there are frigging nut cases. If you think the streets are bad you should see the schools. If you have any questions please reach out to me. I know the history going back 10 years on the politics abd the players. The law enforcement there is run by Ellison and his son. You really shouldn’t be there. But if you go make sure it’s in a pack. They attack in packs.

I love Minnesota, it's beautiful and I don't want to leave. My family is here, my memories are here.
I was driving into town this evening as the sun was setting over the cathedral - a stunning image.
If you look beyond the trash that covers the ground, the peeling paint and rust on the bridges, the graffiti, the homeless, the vacant buildings, the grass and weeds that haven't been cut in ages and the general decline caused by poor management and budgeting - you can still see the beauty of this state.
It's there, it can come back, but I don't know if it will in my lifetime.
I think I just have to accept Minnesota as it is. There are too many liberal/progressives/people who vote blue no matter who in this state. And they don't seem to mind the decline.
The Republicans don't have what's necessary to turn this thing around. A fed up Democrat is probably our only hope.
