🖥️ Desk Notes 05/2024: I just had a massive mortgage broker (not one I recommended) tell my clients to go to their bank to get a commitment letter. I even asked how long was needed for the finance condition to give ample time. If you can't be there when your clients need you how can you expect them to give you business. This is rich when mortgage agents are sweating 60% reductions in volume. Even industry giants can fall, and all it takes is getting lazy, and losing a value proposition reliant on others. Customer service seems to be scarce in this industry. Extremely grateful to know a few solid ones. My personal faves: @GenWealthCanada @sm_cmc @jainmortgages @dennis_dacunha For every $100,000 a difference of 5% and 5.2% is $11/month. If the negligence or laziness of a mortgage agent causes a firm deal to fall through that can cost $100s of thousands. Losing the ideal home after months of searching is an immeasurable cost. Lack of customer service can mean neglecting your needs, and a home you plan to rent can be derailed by a lender stating a no renting clause. Understanding your needs and being present in your transaction is worth more than a couple of bucks saved.

This amazes me. Essentially, if an agent or broker hasn’t completed their renewal course today - they’re not doing mortgages on Monday. Why? When I did my renewal earlier in the month it took 10 days to filter through the system. And it gets worse for agents and brokers../2
