@peaceseller @mikesimonsen Biggest barrier new families have is the purchase price due to downpayment. Not the monthly payment. Lower property taxes increases the value of the property, making it more difficult for first time buyers to buy.

@peaceseller @mikesimonsen Illinois has some of the highest property taxes in the country, and also some of the cheapest homes in the country. When rates went from 3% to 7%, the increase in our monthly payments was a fraction of what most states dealt with.

@peaceseller @DruidofNecro The data is very clear on this. In California you never sell because it's so cheap to hold. In Texas, you are incentivized to resell and not less real estate because the holding costs are higher. You can measure this in inventory per capita. It's very clear. Very obvious.

@RyanBoyko81 @mattyglesias First, it must be nice to be so well off you live in an 8000 sqft home, many of us aren’t that lucky. Where I am a 1000 sqft home isn’t that much cheaper than a 2000 sqft home, the cost is in the land not the building and 1000 would likely be too small anyway.

@Gfs99999 @mattyglesias It’s so weird that I can find massively cheaper 4000 sqft homes than my 8300 sqft home and I can find massively cheaper 2000 sqft homes than the 4000 and massively cheaper 1000 sqft apartments/condos than the 2000 in my high housing cost, low new building area.

@Woningnieuws In general, the asset price now is a function of the long term cost. If the long term costs go down, that spurs demand now and drives prices up now. For housing, imho, better to have lower entry cost and defer the tax costs to the future when you have more money.
