I've been involved in residential real estate most of my adult life. Worked on multi-million dollar properties, have remodeled and sold our homes, countless remodeling projects, etc. One of the biggest cultural diseases is the desire to max out the house you can afford. This yearning is like an addiction. Property can be so intoxicating... your own space, land, garden, place to form memories, grow your family, make it your own space, etc... it's so emotionally charged and hard to argue. If the numbers say you can afford a $1.2mil house max... most people are going to stretch for the 1.2-1.3mil house and make it work. And they'll be so happy for the first 6-12 months. But then the reality sets in... the maintenance, the filling it with stuff, the inevitable appliance upgrades and "light" remodeling projects that turn into a $50-100K cash outflow. Even without these extra costs, they're stressed because housing eats such a big % of their discretionary income. But they feel they have to because "look at our friends" or "this is normal." Does this ridiculous behavior sustain the consumer economy? You bet it does. If people stopped behaving this way, do we effectively introduce "degrowth"? Yeah, probably. Can you blame people? Not really.
