Rent controls kills new construction because it lowers rents without reducing developers’ costs. Upzoning reduce developers’ costs — specifically land acquisition costs — which makes construction profitable even when rents aren’t rising.

@HomelessEconomy @bryankav123 LVT is best because it addresses the problem at its root: unearned economic rent in private hands. Remove the fuel via the Single Tax and the banksters can’t capitalize publicly created land value rises into their mortgages.

@CutBackDavis69 Letting banks print infinite mortgages to investors to buy up land is what prevents most from home ownership. LVT forces land markets to unfreeze and housing stock to increase lowering the cost barrier into the housing market. Its been tried in Pennsylvania and lowered costs

@TomLeaf There is no evidence farms went bankrupt from LVT. Farms exist on rural land where the land value is lower and the capital improvements are higher. They actually see the lightest tax bill under LVT. LVT bills are bigger in the urban downtowns where land value is highest.

@HomelessEconomy Like u said, there is a land portion already. For states that tried to tax land much higher, it bankrupted many farmers & the taxes had to be rolled back. Land (and property) tax is an unrealized tax on wealth. If proponents want less tax, just be honest & advocate for less tax.

@HomelessEconomy I don’t know which one is worst. LVT is a confiscation without compensation. The youths”ll lose the last chance to acquire something of value. It distorts the last price signal & the gov will no longer need to respect the market & free to give land to the politically connected.
