This is a good example to make another point.
There obviously isnt cheap financing and so you can't leverage to increase Roi. Every home that's easy to rent will also be expensive.
It's going to be difficult to get double digit returns.
I think the right home at the right price can yield mid to high single digits if it's run well before appreciation.

The "Private equity destroys every business" narrative is one of the dumbest internet brain rot trends right now.
Legitimately the moment a transaction happens -
People look for any shred of evidence the business is going downhill.
One poorly made sandwich at Jersey Mike's now goes viral just because Blackstone owns the brand.
But I guarantee the amount of poorly made sandwiches hasn't changed.
When a brand is big enough, there's always going to be poorly run locations by a given franchisee.
Or maybe...an employee that just didn't follow the protocol?
Instead it's used as confirmation bias that PE is killing the brand.
Another example is Nothing Bundt Cakes, who recently sold to KKR for $2 billion.
All of a sudden, everyone is starting to comment on the quality of the cakes....
But completely ignore that the brand has been owned by private equity for the last 10 years.
And in that time, they were voted multiple times as "America's favorite chain".
PE 100% earns their fair share of criticism, but it's gotten silly at this point

Never in my life will I understand the concept of changing your team. But I guess Americans are never real fans of any sports team, they are fans of their city and that‘s fair. Just a completely different mentality.

A friend of mine from college days just bought a house in Katy last year.
Makes $200K/year in Texas. Wife and kid.
Called me last week like "bro, the economy is actually cooked."
I laughed.
"you make $200K, man. what you crying about"

$200K in Texas = $12,800/month take-home
> $2,510 mortgage
> $620 property taxes (Texas will bleed you quietly)
> $350 homeowners insurance
> $150 HOA (for a gate, a pond, and a newsletter nobody reads)
> $1,800 health insurance for the family
> $1,000 daycare for ONE kid
> $1,050 groceries
> $500 car note
> $220 car insurance
> $350 utilities
> $375 home maintenance
Total: $8,925
He's left with $3,875.
Then, he still has student loans, date nights and holidays sitting on the side.
A decade ago…
A quarter of that salary is what somebody needed to buy that same house and raise that same family.
Now $200,000 a year and you're still watching your account like something is wrong.
The economy is really cooked for 9-5ers

@FischerKing64 Dodger Stadium fans seem to me to often be high income blue collar: e.g., successful contractors. That's the class vibe I get from their traveling fan club, Pantone 294, which can get 10,000 Dodger fans to travel to road games in Denver or Phoenix.
