@unholyrollin @Mr_Derivatives Lots of people will say, “because a house is an appreciable asset.” Which is true, but it really comes down to your income security and cash flow. If you want to spend a premium amount on a house because you can afford it, that’s your prerogative.

$1M 30yr mortgage at 2.50% (covid time frame) = $3,951/month payment $1M 30yr mortgage at 6.85% (current national average) = $6,553/monthly payment Annualized that is a $31,224 difference. If you took out a mortgage or refi'ed with a mortgage that begins with a 2 percent, why would you ever move now?

@notcloakzy1 You’re getting a lot of replies, so I’ll just share my routine as a 30+ year old man: - Cut caffeine significantly. Don’t do energy drinks anymore. Have maybe one cup of coffee per day - Get more sunlight - Hit the gym at least 3x/week - Walk at least 5-6x/week 30-60min a day

Need sleeping tips, no matter when I go to bed I wake up at 2am wide awake, can sleep 45 min or 3hours doesn’t matter still wake up wide awake at exactly 2am, turn phone off hour before, no blue light etc nothing works.
