The reason I was so forceful with Mocking Bird was because the "Where is all the money coming from?" or the "The Microsoft deal wasn't accretive" are lazy and tired takes. Not only is it flat wrong, but like you're doing now, those that posit that argument never actually say why the deal isn't accretive. They just say it isn't. Lazy. The company was clear in that they separate the two business segments (DC, CSP) for the purposes of IRR. If it wasn't obvious before they disclosed the final terms ($3.6B, <6%) of the MSFT deal, it should be very obvious now - the MSFT deal was an excellent deal. Let me get the obvious out of the way: On the CSP side, IREN is procuring $5.8B worth of GB300 GPUs with only using 260M out of pocket (equity). $IREN is making the CSP side of this deal capital light! By my math, $260M is returning $735M over the course of the 5 year contract. This with effectively zero GPU obsolescence risk as the contract length ensures the GPUs are more than "paid back" within the length of the contract. If the GPUs have any residual value at the end of the 5 year period, this deal goes from from a 3-run homerun to a grand slam. Just 15% residual value adds close to $1B to the returns. Yes, that's years away, but every available data point today and the demand of compute suggests they will have RV. Now the not so obvious for the "where is the money coming from crowd": Yes, it's true, that IREN will have paid $3B for the construction of Horizon 1-4. But this money would have been paid whether it was a colocation deal or CSP. Yes, the DCs costs are currently out of pocket or with higher interest rate construction financing ( on the balance sheet). This is the nature of infrastructure. You pay out of pocket or with high interest rate financing because large infra projects are inherently high risk (delays, supply constraints, obstacles, missed timelines, etc.). Here's the catch, as soon as Horizon 1-4 are live and generating revenue (i.e., derisked) , we're going to get most of the $3B back. As Anthony Lewis told us during the earnings call a key priority for financing will be to unlock the $3B out of Horizon 1-4 by "borrowing against" what will be extremely valuable long term assets. For the same reasons that the GPU financing was on such good terms, financing Horizon 1-4 will too. Data Center cashflows (colocation cashflows - again, IREN separates business segments) anchored to one of the best counterparties on the planet in Microsoft. Once they unlock the $3B guess what they'll do with that cash? Yes, build the next set of Horizons. And once those are built, guess what they'll do then? Yes, unlock that money again. Rinse and repeat. No, I'm not suggesting they won't ever have to raise cash again - but what I am suggesting is that the "where is the *does math* 3 gazillion bagillion dollars to build it all out coming from?" crowd are just lazy and uninformed takes. Lock the @#$@ in Phil.

The most frustrating thing about $IREN call is the founders keep answer the questions the same, condescending way, the all the questions are the same... when are you going to make a deal? The answer is always: we're patience to do it our way. The market sense this as reflected in the price. We want to see results. By Q2, we they promised 500M ARR, and progress on Microsoft. Let's see.
