Lots of new followers lately. I thought I might introduce myself. I’m Jonny. I’m passionate about creative real estate and construction. 32 years experience in construction 25 years as a GC Started three construction companies Sold one and still have two I have helped many others start and/or grow construction companies. (20 and counting..,) I am passionate about the trades and getting more people involved in them. My career has consisted of- 200+ new custom homes Hotels ( remodels) Commercial projects (new and remodels) Worked in 75-100 new construction builds that were 1m-20m Owned a high volume residential renovation company . We did 250-300 remodels per year At one time was the largest GC in the nation for Lowes Owned and ran a hard surface flooring company. We installed over 3,000,000 ft.² of tile Built many Metal buildings and Shouses Been involved in building high end swimming pools ( my first one was 1.7m) Served as a consultant for the hard surface flooring industry. Ran sales and marketing for all my companies. I have done over 5000 in home sales meetings for construction projects Built over 1500 tile showers Installed over 1000 Onyx Showers Remodeled over 2700 bathrooms My work has been featured in many local and national publications I have flipped homes. Wholesaled homes Optioned homes And many other wildly creative real estate deals I love helping people and seeing others succeed. Teach how to buy a short sale sub2 with seller held paper secured by another property after you have contract to buy the bank's 2nd at 5% on the dollar and then catch up 1st before you wrap it with new buyer on a bond for title with down big enough recoup the cash you spent to catch up 1st and buy 2nd and then earn the spread in cash flow while the equity between bank loan and wrap grows every month. Don't forget to teach getting a discount to pay off the seller held note in December.......that's what I'd teach.

I’m thinking about telling a customer to find another contractor in a nice way of course. I haven’t started the project yet but am noticing these red flags already. 🚩 Wanting us to do stuff for free while we’re there. 🚩 Asked if I could do herringbone with large tiles, I said I would have to add to the price, she said I thought we spoke about that. Wasn’t in the estimate 🚩 I remember when I walked thru her house I noticed she had a couple kids and had most her furniture covered in plastic to protect them. Also the counter top as well. 🚩 she also mentioned not being particularly happy with the last contractors My gut is telling me to run. It’s usually right. What would you do?

Every home should have at least one urinal for the dudes. If you don't have one - Amz has these. Would you use it?

All depends on your contract. If there’s a penalty clause then yes. However, penalty clauses can only be enforced if there is not a reasonable excuse for the delay. My advice is to either make your contract very ambiguous as to timeline or very specific, and include reasonable exceptions for delays.

Should contractors be held more accountable for project delays and going over budget? Are these issues inevitable in the industry?
