@hernandezforny @GovKathyHochul my point is that NYC plans on looking for homes assessed at $1m which means the "market value" is at LEAST $5m, prob even higher. No one who owns a $1m home "market value" will be affected. My guess is that it will kick in north of $7 million "market value". Poor messaging.

@hernandezforny @GovKathyHochul The "assessed value" of a NYC apartment is often 80% (or more) below the real "market value". Hence, the way to tax the "market value" of a $5m property is by targeting properties whose "assessed value" is $1m. Still awful policy, but no bait and switch.

.@GovKathyHochul sold New York on a pied-à-terre tax targeting ultra-wealthy global elites with $5 million second homes. Now it’s been quietly dropped to $1 million. That’s not the same tax. That’s a different tax with the same name. A $1 million condo in New York City isn’t a luxury pied-à-terre, it’s a modest apartment. It’s a retired couple’s investment. It’s a family keeping a foothold in the city they raised their kids in. Albany has a long history of taxing “the rich” and ending up taxing you. This is that story playing out in real time.

@hernandezforny @GovKathyHochul youre right, the assessed value is probably closer to 90-95% less than real value. As an example, my house in Queens was assessed at $35,000 a few years ago even though the market value was closer to $700,000.

@netanyahu unfortunately, very low chance this goes anywhere given the "actual malice" bar required for public figures and institutions. Ofcourse, we all know he intended "actual malice" towards Israel just like almost everyone else at the NYT.

Warning: If you depreciate a property down near zero and then have to sell your property at a loss during a situation of distress... You could end up giving all the proceeds to the bank AND owe the IRS a big chunk of money for recapture. Long-term tax planning with real estate needs to be coupled with risk management and making sure you don't lose any properties.

@Mr_Neutral_Man @TheWeezGuy I havent been seeing IOS trading (in 2026) for less than a 6 cap, have you? You cant put long-term debt on something that sells for less than debt because of negative leverage. I certainly wouldn't. As far as discounts, REITS always trade at a discount to NAV.

Been going down a rabbit hole on $REXR and finding all sorts of interesting hidden value that I was not aware of It owns IOS with $44mm of ABR but only 0.2mm sqft. Worth $900mm but will only show up as $65mm using $325/sqft Cap rates also massively undervalue the company @RealAssetsValue

Most entrepreneurs completely misunderstand the power of buying rental properties The cashflow nice, the appreciation is solid… But honestly, if that’s all buying real estate had to offer… I’d probably stick to just buying stocks But the real magic is in the tax deductions You don’t get a tax deduction for buying apple or Tesla stock But when you buy $1m worth of rental properties You put down 20% of the purchase price And then IRS says that you can perform a cost segregation study and write off 30-50% of the purchase price as a tax deduction You come out of pocket $200k to buy the real estate You deduct $300k-$500k from your income That’s the magic You are being paid to buy cash flowing, appreciating assets How are you not doing this?

It is time for the United States Postal Service to ban junk mail. Unsolicited spam calls are already prohibited by the FCC. Emails are heavily regulated by the CAN-SPAM Act of 2003. Junk mail is the majority of mail, 100 million trees per year. Enough!

Note 1: I sell warehouses and distribution centers in Florida. Note 2: This does not include data centers, only warehousing and distribution.

Why I hate most third party property managers: They will call an electrician to fix a broken light bulb and they’ll let the electrician charge you $500 for it. They don’t care because you’re paying for it as the landlord. Real story from an old manager of mine from 2022.
