Per Benjamin Tal of CIBC, the avg. "Down Payment Gift" for a first time home buyer from a parent (money from a parent to a child for a home purchase) is $180,000. I thought the number was high, but never expected it to be that high for the average. That great wealth transfer...

🇨🇦💸To Canadians who are now looking at $2/litre (and rising). Before you blame it on Trump, here's a reminder. Canada has the 3rd largest oil reserves in the world. It's our Liberal Prime Minister who won't allow us to use them. Plus the Prime Minister before him had a decade to prepare for this, but also wouldn’t us to prepare nor prosper 11 years of planned decline! This was NOT by chance!

8th shooting this month in the GTA. Armed home invasions have become so pervasive that people have setup neighbourhood watch groups, hired private security, etc. We don't need to accept or tolerate this. Repurpose the ~$1.5B of taxpayer money being spent to buyback guns from licensed gun owners (who contribute to virtually zero gun violence) and use those resources to seize illegal guns, jail repeat offenders and deport repeat offenders here on temporary visas. ctvnews.ca/toronto/articl…

@RedHotBat @TLNdc @zackphill @bet365ca That’s a straw man argument. They clearly have had more success than other teams in the league at doing this. The other teams who signed these players also had most leave. Overall, they are a top 10 team for these kinds of signings. And they may be entering another rebuild…

@JesseAbrams @TLNdc @zackphill @bet365ca There’s a Clear Pattern here when the leafs came out of their rebuild they were able to offer these Guys playing time but the guys signed in the 2020’s just were not given opportunities and couldn’t perform so they were forced to hit Free Agency and find Opportunities elsewhere

@ddebow Great ideas. Some additions: 1. Don’t allow protestors to wear masks. 2. More arrests and with heavier penalties. 3. Don’t allow IRGC members to live freely in the country (reports from the House say 700). 4. If any event or gathering pushes terrorist beliefs, shut it down.

What else can be done to protect Jews in Canada? I’m not a security expert. Here are 6 ideas. (Yes, AI assisted) Others will have better. Before something very bad happens - let’s try our best. 1.Publicly fund the model that already exists. UJA launched Toronto’s Jewish Security Network in 2024: threat monitoring, volunteer training, and a Security Operations Centre. The UK and Australia both publicly fund Jewish community security at meaningful scale. Canada could too. 2.Stop working in silos. TPS has a Hate Crime Unit. Ontario has a Hate Crime and Extremism Unit. Federal agencies have related mandates. Toronto City Council has already called for a joint RCMP/CSIS/OPP/TPS task force focused on antisemitic hate and terror. Approve it. 3.Make threat briefings flow both ways. Community security groups already share what they see with police. Good. But institutions also need fast warning when police or intelligence services identify a credible threat. Share it. 4.Fix the grants. Ontario has invested more than $98M since 2021 in security for faith and cultural communities. Good. But the process is too slow and the grants are often too small. Fast-track approvals. Create bridge support. Prioritize high-risk periods. 5.Finish the training rollout. Every synagogue, school, JCC, and camp should have funded active-threat training, clear protocols, and regular drills on a deadline. 6.Treat this as infrastructure. Jewish security cannot depend on private fundraising after each incident. It needs stable public funding and standing coordination with government. I’m sure there are other better ideas out there. But we have to move beyond empty platitudes if we actually mean what we say.

@zackphill @TLNdc @bet365ca You’re looking through a vacuum vs big picture. Which again, doesn’t back up your argument. Berube will be gone soon. Most likely Treliving too. If they aren’t, signing college free agents would be the least of our problems.

@jpolly22 It amazes me how few people (those who don’t hate Jews) know these things are happening outside of the Jewish community. For many, it’s not because they are uninformed, it’s that our media and politicians push it to the side. Scary time, and I don’t know if there is a remedy.

Canada, we have an enormous problem. Jewish synagogues were shot up today, while earlier this week Nanci Grewal was murdered by Khalistani extremists and @gghamari had a bounty placed on her head by the IRGC. Our foreign policy is so weak that it is putting our citizens at harms way domestically where our justice system is in fact weaker.
Israel Now@neveragainlive1

Two synagogues have been shot at in the last hour. One in Thornhill and one by Bathurst and Glenncairn… this is confirmed by Police

@patel_panjeet @Nugget_Trades Maybe they take a loss as a cost of acquisition to get the client in the door. Sell inventory they need to sell and eventually their margins increase. Also, upsell with other services like title, etc. But overall, seems very interesting and look forward to learning more.

@JesseAbrams @Nugget_Trades $OPEN cutting the origination fees explains at most 50bps. I think they are just buying down the remaining delta on behalf of the buyer. I don’t see how it’s possible.

BREAKING🚨: @nejatian confirms 4.99% mortgage rate locked on $OPEN homes — no points, no fees, 30-year fixed. This is the $AMZN playbook: remove third parties, compress margins, and win on speed & price. Still early folks.

@Nugget_Trades @patel_panjeet While he’s saying it’s not a buy down, by taking no/very little commission because the end to end process they’ve created enables more revenue opportunities to make up for it on other stages of homeownership - it’s still theoretically a buy down. He’s just not using the word.
