Lennar's not alone - it's many big builders. Here's the formula:
- Inflate home prices substantially in low inventory, high demand markets
- Steer buyers to the mortgage and title companies you also own
- Offer "incentives" to keep prices high/avoid appraisal issues.

Also, if you bought a Lennar home near the peak and were steered toward Lennar's in house mortgage company, you may be entitled to compensation....
Seriously though, the "incentives" that were just charged through extreme price inflation have been near-criminal for years.

Lennar, America's 2nd largest builder, has cut prices 24% from peak. Their price on new deliveries hit $491k in 2022. But they've cut by over $110k since then, through price reductions and mortgage buydowns. The result is a $374k net price in 2026, down -8% YoY and -24% from peak. This is the cheapest we've seen in a decade, even lower than the pre-pandemic norms. This is actually great news for homebuyers. Housing deflation is setting in, and Lennar is leading the charge for builders in returning affordability to buyers.

Be extremely careful with online real estate "hot takes" and advice. Market conditions vary DRASTICALLY - so an agent in Florida might be giving good advice for their local Florida market that would be terrible advice to someone selling or buying real estate in New Jersey.

When you buy a house, an experienced team helping can take SO much stress off of you. In this case, there were a LOT of bumps in the road but the buyers were happy because they had a team taking the bumps for them along the way.

High income is the biggest investing edge.
You can be a genius earning 14% annually, but if you can only invest $200/mo, that'll get you ~$909K in 30 years.
A high earner investing $2,000/mo at 8% ends up with ~$2.8M.
Returns matter, but income (career choice) matters more.
