On the ones we offer below what the seller wants, I get. But when we offer exactly what the seller wants, and no out of the ordinary terms, we get no reply back. Makes me scratch my head.

Very confused with brokers. They bring me an off market deal. They tell me what price the seller is shooting for. We underwrite it, do our research and usually offer at or close to the price. LOI goes in and we usually never hear back from the broker.

This is officially the worst lease audit I’ve ever done. 20% of leases missing (they didn’t even know). My guess is around 30% delinquency. Asked the owners how much money they think they collect and they “had no idea”. This will be a tough takeover but will have huge upside!

Dinner at one of our favorite places tonight with @Smilingvinney who’s in town to look at a property from California. Finally got to meet in person. Vinney is one of the guys I look up to as he has a $400M+ MF and senior living portfolio across the US.
