I'm renting an apartment in Athens, Georgia that is for UGA "Game-day" experiences. I filled out an application and the landlord sent me an email. He wanted to charge me an extra $150 a month because my parent's weren't guaranteeing the lease. Hello. I'm 58.

For those asking about my prenup. This is the structure Her distributions are capped at 30% of combined assets Distributions are: -$175k per year of marriage (lump sum) -Use of a house worth 5.6x the US median housing price until death or cohabitation of 150 days (House can be financed by me on a mortgage. Full house value counts toward 30% cap) -$75k annual alimony (inflation adjusted) -All her jewelry and personal items -Continued Health and Dental insurance -First choice in pets (must be valued under $50k) If marital distributions exceed 30% then reduce the lump-sum, then housing, then alimony to get below 30% This made sense because 1) I never have to pay more than 10% of NW (since house is mortgaged) and the more I make the less the percent 2) She has no penalty for giving up her career (gets full missed salary as a tax free lump-sum) 3) She’s never “out on the street” with paid for housing and $75k annual
Tanning Salon Don@TheSalonDon

My prenup involved a ton of crying, yelling, and calling off the marriage But we got it signed and hasn’t come up since No reason to get married without one

@MikeCalcara I’ve probably eaten 250 of them by now. Can’t say they’re the best protein bar based on ingredients, but for me the taste makes me easily eat them and the macros are good for a quick snack. I wish Costco had more flavors

Just rented a $3 million house in the Smokey Mountains for $400 a night. 6,000 sf. 7 bedrooms 8 baths. The market must be getting absolutely crushed. Is visitor traffic down that much? Too many Airbnbs?

Great point Hunter, and you're right — the models are evolving at an insane pace. But that's actually the best part for platforms like Logos AI. We're model-agnostic. When a better model drops, we plug it in. Our users have access to Claude 4.6, Gemini 3.1, etc the moment they were available. The platform gets smarter automatically. But here's what a raw model subscription will never give you — no matter how advanced it gets: A ChatGPT or Claude subscription doesn't organize your documents by case. It doesn't track your deadlines. It doesn't let you chat across 200 pages of medical records tied to a specific matter with persistent context. It doesn't generate research memos with real case citations formatted for legal work. It doesn't track AI costs per case for client billing. It doesn't version your contracts or run risk assessments. And it's not HIPAA-compliant. Models are the engine. A legal AI platform is the car. You can have the most powerful engine in the world, but without the steering, the navigation, and the framework around it — you're not getting anywhere efficiently. The companies that won't last are the ones built around a single model or selling access to something you can already get with a subscription. The ones that will last are the ones solving real workflow problems on top of those models. That's what we're building.

My attorney and I were just comparing notes on AI. His comment: “HarveyAI (considered best in class) is what I used at my large firm. $2,500/seat/month. Claude CoWork (with legal plugin)…..$500/month for 5 seats (2 premium). Claude is just as good as Harvey.”

@shawngorham @DallasAptGP They have the most funding to withstand when the hype and endless cash being thrown around stops. Haven’t seen any major advances from Microsoft though. Gemini is pretty good just doesn’t have great marketing and their tools are not intuitive to find or use.

@AgreedXchange @DallasAptGP Yes these models are night and day difference from 1-2 years ago. I’m feeding leases and contracts into opus 4.6 and stunned at what it is doing.

@Hunterjones @DallasAptGP I agree, I have seen Claude, Chatgpt and Grok, go from hallucinating tax legal authorities on a regular basis to now being much better and useful on the first prompt. 2026 is shaping up to be where AI is just generally good no matter which model you use.

one reason why i love my wife, is if gas goes to $10-$12/gallon she would not give a single care in the world. It would change not a thing. i just think thats a level of living that I think i could benefit from tremendously.

Today marks an exciting milestone for @Intuit and the future of financial intelligence. I’m thrilled to announce a game-changing, multi-year partnership with @AnthropicAI. We are at a massive pivot point in the industry. Consumers and businesses are seeking financial clarity and confidence in an over-digitized world where their data is scattered across dozens of apps. In this era, the winners will be those who can meet customers where they are and turn their intent into immediate and safe actions, all in one place. This is Intuit’s distinct advantage. By integrating Anthropic’s Claude Agent SDK directly into the Intuit platform, we will be giving mid-market businesses a new capability: the power to build and deploy their own secure, accurate, compliant AI agents. These aren't just chatbots, they are specialized agents custom-engineered for the specific operational DNA of industries like construction, healthcare, and manufacturing. But we aren’t stopping there. We are also bringing Intuit’s gold-standard tax, finance, and accounting intelligence directly into Claude and Cowork. For millions of users, this shifts the experience from "asking a question" to "getting the work done." The experiences built through this partnership will be securely powered by Intuit’s decades of deep domain expertise and proprietary data models. Intuit is in a category of one, delivering a system of intelligence that is designed to transcend individual applications, orchestrating financial data across disparate systems and apps. Whether data resides within Intuit or elsewhere, Intuit will connect and interpret it so Claude users in Cowork, Claude for Enterprise, and Claude.ai can execute critical money, tax, and accounting tasks with the gold standard of financial expertise and accuracy. With our partnership with Anthropic and other leading AI innovators, we are continuing to push the boundaries of what’s possible to power prosperity for all consumers and businesses. 🚀 investors.intuit.com/news-events/pr…

Just Saw a video of a nurse who bought a Car Wash. Paid $300,000 for it, took 100% of profits for a year to pay off the loan. Now makes $4-6k a week from it working 10-15 hours a week & was able to retire from nursing career. Why aren’t more people doing this!?
