The real number buried in this story is 322,000. LA County lost 322,000 residents since 2020. That sounds catastrophic until you realize the county has 10 million people. A 3.2% decline over five years. The part that actually matters: LA County's population in extreme wildfire risk zones has grown faster than lower-risk areas over the same period. People aren't leaving because of fires. New people are moving directly into the burn path. In January 2025, the Palisades and Eaton fires destroyed over 16,000 structures, caused up to $131 billion in total losses, and displaced 200,000 people. Insurers had already been retreating for years. Between 2020 and 2022, insurance companies dropped 2.8 million homeowner policies statewide. Over half a million of those were in Los Angeles alone. One in ten LA homes now has zero property insurance. So who's actually leaving? Middle-class families priced out of a median home that costs $950K+, paying $15K/year in state and local taxes, watching their insurance get canceled. They're moving to Phoenix, Austin, and Las Vegas because the math stopped working. Who's replacing them? International immigrants. California's domestic population has been shrinking every year since 1989. The total population barely budges because overseas arrivals offset the exits. Last year the state grew by 0.05%. The thinnest possible margin between growth and decline. The "exodus" framing makes it sound like a sudden crisis. The reality is a 35-year structural rebalancing where the state slowly prices out everyone who can't clear a $1.2M mortgage or survive without homeowner's insurance. The people who can afford to stay are the ones most exposed to the next fire. And the next fire is a math problem too. Every 1°C of warming increases atmospheric water demand by 7%, creating the exact cycle of wet growth seasons followed by dry ignition conditions that burned Pacific Palisades to the ground. LA will keep losing residents. And it will keep adding them. The question is what the city looks like when everyone who leaves earns $85K and everyone who arrives earns $40K or $400K and there's nothing in between.
