Great design is hard. Designers need guard rails. Steve Jobs. Ian Schrager. Those two could inspire and guide top design talent. Their results still amaze. Reminder: both Apple and Microsoft used Chiat Day. It wasn’t the firm, it was the client that made the difference.

If you're a 10x engineer you can find an environment where you can geek out. If you're a 10x architect you have very limited options.

The difference between production firms and design firms is massive. I could go in to the office on the weekends at DPZ and go nuts obsessing over the CMU block layouts. Present on Monday and get actual comments from people that geeked out just as much as I did. Production firm? DGAF.

Foreign $ investing in US real estate has been a concern for many. People are happy to complain about foreign corporations and individuals buying up all the real estate. Yet, when it comes time to raise money in the US it’s a nightmare. HNWI’s don’t want to rock the boat locally so they opt out. REPE firms are always too late, they miss the market. This leaves the door wide open for foreign investment.

Related: one of my friends, a former classmate I’ve known for decades, was the Town Architect of a high end neighborhood. He was responsible for writing a lot of the architectural codes, not just implementing them. Years later he was hired to design an addition to a house in the neighborhood. The ARB rejected the design saying it was not allowed by the code, the code he had written back in the day specifically to allow such variations. He pointed that out to them and the two word response was, “shut up.” He won’t work in that neighborhood anymore.

How can a Homeowners Association possibly be qualified to manage a $100,000,000 real estate asset? Reality is, getting involved with my HOA was one of the stupidest decisions I’ve ever made, and the entire HOA system needs to be completely overhauled from scratch. They especially can’t stand the real estate folks, and you make instant enemies for making an actual intelligent suggestion.

We’ve got a lot of Spanish Tile roofs here in Florida. They look great until you put solar panels up there. The Monterrey style has some similarities, but the roof type works better for solar.

This is a very big deal. When I worked in New Zealand it was eye opening to see how much could get built, in a short time with small crews. Better design and better quality. As a practitioner, it was exciting and invigorating. As an American, it was a humbling reality check.

From the White House EO in March This was the clause I advocated for: Factory or modular construction should be evaluated only on its merits & performance. Unfortunately, in many cities it is singled out for special scrutiny … under the mistaken belief it’s all low quality
