Hosted my first Founders Dinner last night with some of Miami’s top minds. The goal is simple, to bring together people from different industries, create real connections, and have honest conversations about what each person is building, seeing, and needing. As a Real Estate Broker, my favorite part of what I do is working with executives across every industry. I get to learn from the best and more importantly, connect them not just to a home in Miami, but to the right people in the city. That’s the real value. Anyone can help you find a property. Not everyone can advise you on real estate while also plugging you into the ecosystem that actually moves your business forward. That part is often overlooked. I think you are referring to the Morningside neighborhood, and it’s east of Biscayne Blvd, not the design district or upper east side (which is actually a newer name coined to give different Miami neighborhoods names for development and marketing purposes) Morningside does have wealthy residents but it’s not the area of Miami where the wealthiest reside. However yes the design district houses high storefronts while the upper east side is an emerging area.

One of the biggest development site deals in Miami history just closed. Oak Row Equities and OKO Group paid $520 million for a bayfront property in Brickell. That's likely the largest development site sale in the state of Florida, ever. Separately, a Tokyo-based firm paid $89 million for over an acre in Miami Worldcenter. Next door to Paramount Miami World Center. On the Resi side, Mark Zuckerberg closed on his Miami estate for $170 million, a Miami-Dade record. Sergey Brin was part of a combined $220M+ tech billionaire acquisition wave. When you see $520M, $170M, and $89M transactions happening in the same quarter, that's not a market showing weakness. That's institutional and ultra-high-net-worth capital saying "we're in for the long haul." Now what I personally want to see is more involvement from Sergey and Mark besides just buying RE here.. Miami is officially the #1 U.S. market for foreign home buyers... Foreign buyer share in South Florida is 15%. The national average? 2%. We're running at 7x the rest of the country. Over 50% of new construction and condo conversion sales are going to international investors. Which countries? Colombia leads at 15%, followed by Argentina at 11%, Mexico at 7%, Brazil at 7%, and Venezuela at 5%. Given my experience with these buyers, domestic buyers ask me all the time - "Why is there so much money coming from these countries?". The main point I have heard from my Latam clients is simple - currency stability. For a lot of these buyers, they would much rather have their money in dollars, and in property that they can rent out/ use whenever they come to Miami. They all love it here, and even if they make a 3-5% cap on their rental, they're happy. Why? While Americans with higher opportunity cost see a 3-5% return as low, Latam investors see it as more than that. They own a property that appreciates, while making 3-5% on rental income, while also hedging the inflation of their countries, which for a lot of them is the biggest money saver. If inflation in their country is out of control, they see it as a no brainer to own Miami RE. Plus, they have a place to stay and enjoy when on vacation. I’ve literally made 3 calls to other brokers today on larger sized requirements & have had to state my name & reason for calling on their cell phone. Hard to take a “broker” serious when that is the process to reach them!

Inter Miami's Nu Stadium opens THIS WEEK. 26,700 seats. Part of the 131-acre Miami Freedom Park development, which is the largest activated park in the city. Inaugural match: April 4 vs. Austin FC.
