Yesterday I had the chance to meet the legend himself, @BobKnakal, at his office in New York City. Let me just say this… The Map Room is next level. It’s not just a wall of deals. It’s a war room built off precision, grit, & an obsession with understanding every inch of New York City real estate. What blew me away was a story of a competitor telling a client there were only 8 comps. Bob’s team found 44. That’s not a small edge. That’s the difference between shooting in the dark & walking in with night vision. When you’re manually mapping inventory at that level, the marketplace rewards you. Great time this week at Liz Fernandez’s “Stand Up for Her” event at Bat Box in Addison. Glad to help sponsor it alongside Dylan Grayson & Scott Friend while spending time with a strong group of brokers, commercial real estate vendors, & developers running deals across the Dallas Fort Worth market. I have to say the indoor batting cage setup was a refreshing change from the usual run of the mill networking events. Guy walks into my office. 67 years old. Owns 5 rental properties. Has $3.8M in equity managing tenants himself. Explain that to me. I watched him answer a tenant call during our meeting. Three times. "I can't sell. I'd lose $588K to taxes." "Why not hire a property manager?" "I tried that several times. They charged 10% and let everything fall apart. Cost me more fixing their mistakes than doing it myself." So you're trapped at 67? Answering tenant calls at dinner? Can't travel because who's going to handle the emergency? We looked at everything. 1031 exchanges. Delaware Statutory Trusts. Installment sales. Then we did the math on just selling and paying the damn tax. His oldest property had zero basis left after 28 years of depreciation. Donated that one to a DAF - he was giving $25K/year to church and other charities anyway. Avoided $226K in capital gains tax right there. Sold the other 4. They had much better basis. Tax bill: $362K instead of $588K. Got $2.7M invested. Now pulling $135K/year without fixing a single toilet. He's in Arizona for the winter. Playing golf. And his wife stopped fantasizing about mysterious rental property fires. You don't need rental income at 70. You needed it at 38 when: The mortgage was $2,900/month Daycare was $2,100/month Student loans were $890/month Sometimes the best tax strategy is paying the tax and getting your life back.

Yesterday morning, I learned about Delaware Statutory Trusts (DSTs) in a 1031 exchange presentation—perfect passive replacement properties. In the afternoon, visited a client stressed about her high-maintenance Florida multifamily and terrified of capital gains taxes. Showed her how a DST allows her to 1031 into institutional-grade real estate with zero management headaches. Working on the BOV today. CRE is a create-and-match game.
