At the Legacy today. Why do so many public golf courses in Iowa not use every tee box like the scorecard says? Guess I’m playing from 6724 then since none of the 7199 tips are set up..

@jroan17 @DevonDembinski I would say they are pretty similar. Greens and conditions are probably better at Omaha CC but the holes at Wakonda are more unique

Using hist. NOI & CAPEX from 2022-2025 and the appraisal, deal has done a ~3% unlevered property-level IRR. Occ. declined 230 bps from 2024 peak and NOI down ~7% from 2023. If I had to guess where port would trade, I'd say ~5.75% cap rate, $1.06bn, $215k/unit. IRR down to ~1%. 4/

Just heard rumors that are more than rumors about a private club coming to Eastern Iowa with the course being done by Tom Doak, wish it wasn’t private but know one of the guys putting the money behind it so there is always an invite if they can pull it off!

@BryanTweed16 O man. That’s tough, but I’d probably say 7,8,9 at Lawsonia Links is pretty solid. Also a big fan of 8,9,10 at Wakonda Club. I’m sure I’m missing something but pretty good ones off the top of my head.

@fnf2017 Unfortunately the pros are so good that the par 5s never present any true risk/reward 2nd shots. The best par 3s, imo are the ones that are difficult due to the design - not simply because they are long

As a player/spectator who wants to see the best golfer that week win in a legit test of their golf skill, I'd agree that making the 5s true 3 shot holes (with a few reachable exceptions) and reining in the 3s would be great. As a realistic person, I also realize that outside of my subset there is a greater cadre of people that likes to see (and feel) the rush of players taking long shots at short targets which short par 5s and long par 3s provides. Business will always trump pleasure, and these holes are good for business.

There is nothing wrong with this take; however, I just can't make it a real problem for me when so many "par 5s" are fairly routinely two shot holes for the same players.
