Hear me out, here's our rough guidelines: - Only funding experienced flippers with 1st position loans we can just buyout if needed. - Will fund local guys with less experience if it's a good deal. If foreclosure is needed we can take over and finish the flip - High returns on cash and only need a few good repeat customers to have most of our money deployed

US crude oil exports are skyrocketing: US Gulf Coast crude exports are on track to average a record 4.90 million barrels a day in April based on current loadings. That would be up +23%, or +930,000 barrels per day since March, and up +30%, or +1.12 million barrels per day since February. At the current pace, May exports will exceed 5.0 million barrels a day for the first time in history. This comes as Asian buyers are securing US cargoes to offset the loss of Middle Eastern supply while flows from the Strait of Hormuz remain significantly limited. For May alone, 28 supertankers are already lined up to carry US crude, compared to 5 typically booked at this point in a month. Global demand for American oil has never been higher.

Moving the US military out of west European bases will be costly, slow and complicated. These bases are large and sophisticated. Wherever we move to has to be equally sophisticated and secure. A good place to start is moving from Spain to Morocco, where the US used to have a SAC base. Morocco has several modern facilities, including our former bases. Morocco is already a designated non-NATO major ally (so is Bahrain), is a member of the Abraham Accords, and is pro-western. They’re also a tolerant and beautiful country. The US has options. If Spain, France and Italy won’t help us, we can find better places to go.

One of the biggest mistakes young couples (where employment is not an issue) can make when starting to have kids is to move away from family, especially family that wants to see your kids/help. You make parenting and being married 10x harder by doing so.

Why aren’t any of these at risk hospitals publishing their full accounting so everyone can see where they spend their money ? All but one group of hospitals that I have looked at potentially investing in, spend so much on consultants and fees that it’s no wonder they are at risk Plus, I have NEVER seen an industry that is worse than hospitals when it comes to buying medications and items like implants, screws, other devices. They overpay for everything. And then when you show them how to save money, their “supply chain” employees resist any change. They are so set in their ways, it’s a shock more don’t go out of business. Prove me wrong.

It’s still low 80%s ARV less repairs. But instead of pricing for 250k after spending 45k, I’m pricing for 205k after spending 2-3k. So example using full numbers would be 160/45/250 or 160/3/205. Funds have stopped buying here in Atlanta due to the pending legislation. Would assume that would be nationwide.

Unpopular flipping opinion: Stop trying to build the nicest house on the block. I used to push every deal to top-of-market finishes. Now, if the deal allows—I keep it simple. • Steam clean carpets (or rip them out if they smell) • Eliminate any rodent/termite activity • Fix plumbing/electrical issues • Get old systems functioning • Pressure wash • Light landscaping Then price it $40–60K below top comps. Buyers win—they get into the area cheaper and can upgrade over time. I win—same (sometimes better) profit with way less time, risk, and headaches. Works best in the first-time buyer price point (typically <$300K in my market of Atlanta).

I just ended a working relationship with a land clearing business because he refuses to get out of the 90’s. When he does a job he wants me to come by his house and give him cash or a check. He doesn’t want me sending money with his guys and he says he is too busy to drive to me. I own a business too. Why do you think I’m not too busy to drive to your house. I tried to have a conversation with him about setting up a way for me to ACH transfer him but he wants me to bring him money. So now I’m using a guy who is slightly more expensive but I can pay him through my phone on his CRM. Don’t waste my time if you want my business.
