@PHfloor markets do differ with respect to the friction of approving new apartments, and the financial drag of often onerous development cost charges and levies. How might you model those? On one axis, typical time to achieve planning approval? On another, DCCs as a % of Land Cost (just modelled a development where the going in land cost was $75/sf GFA and the City/Region DCCs were an astounding $85/sf GFA).

Ok LA --here's the playbook to replicate Austin's success. Drive heavy migration into your county. This will push up rents and housing production. If you are lucky, the development industry will oversupply the market just as population growth decelerates. Let's do this.

Perhaps you might imagine an alternative future where you serve your own food when you go out to eat, or operate on yourself when you’re sick ….. Gary … first off they are RENTAL properties not “Condo” so perhaps you need to do a little more learning on the topic. “Condominium” is a form of tenure, not a built form. Secondly, you might be surprised to learn these RENTAL buildings offer a mix of market and below-market housing at rents that are affordable to a far wider spectrum of Vancouver households vs purchasing a “Condo”.
