Let's get these guys / gals in the same room as builders in LA, NYC, SF, & Boston. Policymakers need a breakdown of the factors driving cost divergence. Which reforms are highest leverage?
Alex Armlovich 📍 Charlotte 5/18 to 5/21@aarmlovi

A Charlotte builder stunned us, quoting new IRC townhouses (where zoning allows small lots) @ $95/sqft Near the light rail, 5-7 story IBC midrises are penciling at ~$2/sqft monthly Innovation would be great! But zoning & permitting reform can already end the housing crisis

1. Someone will own these buildings unless we build for-sale housing 2. Sacramento needs to pass SB 1470 if we’re going to build condos 3. More housing = more choices and renters can leave bad landlords — or better yet - buy 4. Blame your elected officials - tell them to unlock the great housing you want to see

This whole conversation is asinine. "Private equity" is basically a bunch of pension funds standing on each others' shoulders, wearing a trench-coat

We could try the one thing we haven’t tried … simplify housing. Pre-entitle, repeat the same building. Correction: tract homes have tried it - and it works. There are US companies that build 40k units/yr.

Lawyers are rent seeking on every single transaction to the point t we can’t have anything nice. AI is going to make this worse as it makes paper wars easier and more complex while building real things have fixed and escalating costs.

Assisted living costs $5,400 to $6,300 Cost to build assisted living is $475k-$530k a unit You need $11k-$13k rates to justify putting shovels in the ground Construction starts are at record lows because nothing pencils

“When working families cannot afford to buy, they leave.” That's why I'm taking on construction defect liability this year. AB 1903 will speed up repairs & bring down the cost to build condos so we can unlock more homeownership opportunities in California. presstelegram.com/2026/05/13/not…

We can ask 'where would we rather live?' The answer can drive what kind of housing cities allow. By including the buyers in these conversations -- they can tell us what they value - price, quality, courtyards, good design, walkability, curb appeal for the place they call home.

#UrbanFact: 'ROR' stands for 'Residential Over Retail.' This housing typology creates a walkable street because the small shops right next to each other make the street more inviting -- drawing in shoppers. ROR brings walkability, convenience and easy access to essential errands.

If buyers help drive urban planning, we will get places and a built-form that people are excited about -- and consistency of height is a major driver of value.

It's not about a specific vernacular or modern vs traditional, it's about design -- and buyers can tell us which they prefer.

This simple, low-cost parking solution was the cornerstone of a 9-block revitalization that led to an economic boom in Lancaster, CA: Cost $11.5 million Economic Benefit: $273 million Tax revenue up 96% The genius of the 'Parking Ramblas' is it does 3 things at once: 1. Adds parking for residents/visitors/shoppers 2. Adds trees and green 3. Slows cars Design by Sargent Town Planning
