@LiverpoolQI Tenant turned out to be way under capitalized, build out moved at a snail's pace, ran out of money, no payback on a loan given to fund construction shortage, building challenges, municipality challenges, I could go on

Reflecting more on this, this is a small deal that was supposed to be a layup. It turned out to be anything but and quite challenging.
Fortunately, I wasn't starting my investment career with this deal. It emphasizes to me the importance of completing a successful deal as your first one to not only give you confidence, but to start building a platform at which to do future deals.

I sold this single tenant restaurant building last week. Bought it vacant, had a lease in hand with a tenant, rehabbed it, and it ended up being the most challenging deal of my career. On to the next deal!

@MultifamilyMad Depends on if his rent is market rate or not. Have him personally guarantee the lease and/or put some of that money from the sale in escrow that’s released after x years. He can get his price and you can get terms you’re comfortable with

@DallasAptGP Don’t know about your experience but my cybertruck tends to freak out and yell “take over” at least 2-3x per week because of too much sun or rain or something random. Tech will eventually get there but still needs time… at least for this vehicle

Tesla just published their latest safety data.
Cars running Full Self-Driving have 1 major collision every 5.3 million miles. The average American car: 1 major collision every 660,000 miles.
8x safer.
I drive a Model Y. 99% of my miles are on FSD. My odds of a major collision are 0.28% per year. If I drove the average American car? 2.3%. Over a decade that's 1-in-36 versus 1-in-5.
And yet my $45K Model Y costs more to insure than a $90K SUV.
The safest driving technology ever measured gets priced like a luxury risk.
Middle-class families buying a Tesla to be safer are paying more for the privilege. That's exactly the kind of "system rigged against regular people" story Elizabeth Warren would normally be all over.
But she won't touch it. Because it would mean giving Elon a win.
It'll fix itself eventually.

Finding deals is the issue rn, not capital :/

Raised $ for a deal almost 10 years ago, at a 25% promote with 5% simple interest (fairly standard in LA MF at the time), all cash. Repositioned all cash.
Stabilized 5 years ago, but held back the distributions to build a few ADUs, the construction of which became legal post-purchase.
Almost done with construction, and I will face an interesting option:
(1) Perm out and return all loans, interest, pref, fees, and equity at 1.7 DSCR with a ~6% amortizing loan. Finally get into the promote.
(2) Stay all cash, take 8-10 years to pay down outstanding liabilities and equity, NPV of promote goes way up.
LPs (family) don't want their money back. I have a 20% LP stake, and I'm fairly indifferent.
The interest, fees and pref are all non-interest bearing (ie, they're free loans), so the pre-tax cost of capital is obviously way better all cash.
Decisions, decisions.

If you see someone buying abunch of “good deals” in a year and it seems too good to be true…that’s because it is.
Those guys will either end up bankrupt or on the news for fraud.
I have seen it happen more times than not.
More deals doesn’t mean better deals.
Growing too fast is a thing.
Be aware of this. Don’t listen to them and certainly don’t give them your hard earned money!

@Bjfmangoldhof I’m also okay with WR at 2 and Simpson at 16. If you’re going to take Simpson at 16 - odds are he sees the field for the last 6 games or so of the season. Got to give him the best chance to succeed. Give him premiere weapons. Worst case, they’re there for the next QB

@Bjfmangoldhof Which is why you take a stud WR at 2 imo. Nothing works until QB is fixed. New QB has best shot with weapons and o-line. Whoever steps in 2026/2027 has best chance of success since Sanchez
