Following on the rent vs buy debate:
£300,000 house.
→ Mortgage interest: £12,000/year
→ Maintenance: £3,000/year
→ Insurance: £800/year
→ Stamp duty: £10,000 upfront
→ Total real cost: £25,000+ year one
£300,000 in the Nasdaq instead.
→ Average 15% annual return = £45,000/year
→ No boiler breakdowns
→ No roof repairs
→ No estate agent fees when you sell
Someone else fixes the boiler.
Someone else pays the buildings insurance.
Someone else handles the maintenance.
Renting isn’t throwing money away IF your money is working hard elsewhere.
Sometimes it’s the smartest trade in the room.

@UK_Compounder @2147mill Plus you don't stop paying rent after the 25 years. It carries on. So if you are 25 and pay your mortgage off after 25 years, your monthly surplus money goes up dramatically. Whereas renting you still have the same outlay. Plus you can reinvest that surplus into pensions etc

Rent £1,200 x 25 years = £360k (£1.2k for illustration is less than UK average rent)
Same cost over the period in this example.
One way you own nothing. One way you own an asset, with the likelihood of significant appreciation over a 25 year period.
Even factoring in maintenance and insurance... I'd rather own any day.
There's no one size fits all approach, and suitability will be different for everyone. But I don't think your assessment of the comparison is fair.

The average UK mortgage is £200,000 at 5% over 25 years.
Total repayment? £350,000.
You borrow £200K and pay back £350K.
£150,000 straight to the bank.
For nothing.
Then you pay to fix up the house.
Stuff breaks.
You pay insurance monthly.
Fees when/if you sell the property.
And we act like renting is throwing money away.
There is a strong argument for renting.

Trent Alexander-Arnold plays right-back for Real Madrid. Started home and away against Manchester City. He won the Premier League and Champions League at right-back with Liverpool. He’s used to dealing with pressure. He’s taken a decisive tournament penalty. He’s played in the World Cup before.
He has occasional defensive deficiencies but he brings a long-range passing skill that few possess. Are England that blessed at right-back that they don’t need Alexander-Arnold? That he isn’t amongst the best 30 outfield players available to Thomas Tuchel?

@liverpaul66 I'm not denying that, but no matter how long or hard you train, it doesn't get you match fit anyway. But not fully training and not getting lots of minutes has an effect

@publicradionerd That's such a lame argument. Klopp did fail to win the league with that squad btw. Slot did change it tactically, Salah given licence (aided by Gravenberch's new role and form) and excelling. Yes he spent money this season, but also lost the likes of Diaz and Jota (😢)

Houllier was building something; Slot was handed Klopp's team on a plate and then spent shedloads on a rebuild. Slot can't fucking coach the world class team he bought. Put a sock in it.

Unlike football, the NFL operates a flat salary cap (and collar) which limits player salaries to $301.2m (for the season). This means there is greater competitive balance, as evidenced by having 7 Super Bowl champions in last 10 years.
