@Hertz nightmare customer service and morning today! My wife lands at LAX at . I am unable to fly out (things happen) and all I wanted was for her to be able to pick our car of for family vacation. Now - they've canceled the reservation and the car no longer available! Please HELP!!!!!

It’s Official - California is a Land Grab Just informed by FEMA in California if your home was affected by fires and required to spend more than 50% of previous homes value you will be forced to raise the entire property structure to new “flood water” requirements. I will be forced to raise a perfectly good property 3-4 feet at a cost of $40-50M. This will make it impossible for anyone to rebuild adding years to completion. Everything the California govt suggested about coastal approvals, fast tracking etc was a lie.

@joeybaum13 It feels like it has started to turn from "I won't do negative leverage" to some anticipation of things turning, but the "Risk/Reward" underwriting has started to emerge and CAP rates have gapped out (like they should) on older product and smaller markets.

Multifamily: supply (deliveries) has come way down, but demand has remained. Tarrifs and uncertainty have punted deliveries even further. 2026 setup for rent increases looking interesting on paper right now! Across the US but definitely in Utah.
