Big win for Peckham 🏘️ The Planning Inspectorate has rejected Berkeley Homes’ plans for the Aylesham Centre after campaigning by residents, traders, local organisations and the @ACAPeckham. This victory belongs to the whole community. We need new homes and investment - but development must work for local people, protect Peckham’s character, and deliver genuine long-term benefit, not just luxury flats. Now the conversation turns to what Peckham needs next.

Looked at upgrading my timber single glazed windows to be compliant with conservation and article 4 rules - you're talking £25-30k all in. uPVC is a fraction of that. The result is no upgrades, cold homes, and rotting housing stock across London. Wrong balance currently.

There has to be a sensible middle ground between cheap looking uPVC and rotting, unkempt single glazed wood covered in mould as is the norm in London where uPVC hasn't really caught on. Plastic coated timber?

Labour were elected on a pledge to get Britain building again, but their councillors (Planning Chair btw) block 850+ homes on Brownfield land in the most expensive city in the country. Labour are unlikely to outbuild the last Govt, let alone build 1.5m homes.

I'm delighted that the planning inspectorate has backed @lb_southwark in turning down Berkeley Homes' Aylesham shopping centre application - which both reduced retail space & provided just 12% social housing. Well done to the local councillors & residents who made the case.

@an0n_Nic Absolutely a real issue for Plan 2 loans at higher salaries. With marginal tax rates of 71%, there's little incentives to work longer and/or start side projects. For each work week, you effectively get paid for a day and a few hours work.

@PippaCrerar @jessicaelgot 'Ease the burden' by reverting to the terms that Plan 2 loan holders originally signed up to? It would not be legal for any private company to freeze thresholds like successive governments have done.

@BBCNewsnight @vicderbyshire 'Huge pressures as a government' doesn't mean you can unilaterally rewrite loan terms. If a private company did this, the FCA would be at their door. Labour were elected on 'change'. The only thing that's actually changed is who's punishing Plan 2 loan holders.

@Richie7664343 @OliDugmore It's actually a ~71% marginal tax rate. 60% effective income tax rate (with loss of personal allowance) + 2% NI + 9% student loan. That's before the horrendous childcare cliff edges as well.

@crozzoh @Millais @stephenpollard I think the interest rate threshold basically means there’s a variable part of the interest rate which means the more you get paid, the more your interest rate is. I don’t think this means there actual interest rate itself will be fixed

We have modern window solutions that look visually similar and perform magnitudes better. Apart from exceptional cases (i.e grade II+), owners should be able to replace windows w/out planning.

Westminster Council has declared a 'climate emergency'. They have set a target of Net Zero Emissions in Westminster by 2040. But if you want to get double-glazing (energy efficiency), you still need to apply for planning permission.

This is nuts. It will cost Chris £15,000 to replace two rotting windows. The windows themselves only cost £5,000. So, why so expensive? Answer: Chris needs to get approval from Westminster Council and the Building Safety Regulator.

@AlanJi73069669 @Sam_Dumitriu There are ~10,000 conservation areas in the UK which, quite dramatically, increases the likelihood of an expensive and lengthy process to keep your home warm and use less energy – in many areas where councils themselves have declared a climate crisis.

@DraperOr @AaronBastani I agree with the principal of universal tax relief for all income levels. Today's policy incentivizes taxpayers contributing a disproportionate share of the UK's tax revenue to stop working and to put £ into pensions, most of which is invested in US stocks/bonds. It's absurd.

@Millais @AaronBastani Nobody earning £100k should be in receipt of any benefit. It’s so obvious that it shouldn’t even need to be said. We should do what all sane countries do and provide tax reliefs for having children. I have 3 boys and should be paying much much less tax for that reason.
