LAUSD teachers got a deal. Good. Now let's fix the reason they had to strike in the first place. We need to fund our schools, and I'll do that by changing Prop 13 so that corporations pay real estate taxes based on their property's true value, not its value from the 1970s.

In many neighborhoods, parking is *the* most important amenity to most tenants. We're building some ADUs in one building right now, and the parking situation has become a shitshow. 3 spots for 4 units. Now, in all of my leases, I separate parking from the lease itself, which allows me to unilaterally take parking away with 30 day notice, and reduce rent by $1/mo. But taking parking away is a death sentence. So instead, I'm now offering $300/month (from $100) to any tenant to stop parking onsite temporarily, to avoid the parking shitstorm. Still no bites.

Few weeks ago I toured a building in a D/F area. My dad wanted to come along. As we’re leaving the tour and about to get in the car, some lady with a bunch of empty plastic bottles yells from behind a different building’s entry gate: “You don’t live here!” “I do not.” “Oh — you gonna buy that building, huh?” “Thinking about it. What do you think?” She shakes her head. “I wouldn’t. Everybody always fighting there.” I laugh, trying to end the conversation. Then she asks, “you married?” “I am.” “Aw man. I don’t have a boyfriend or girlfriend.” I don’t respond. Then she goes: “Ok, at least let me smell you. Just a smell. Come here. Just one smell.” …and starts reaching through the gate trying to grab me, sniffing through the gate. I try to play it cool, like “ha ha no miss please do not do that I am married with children my wife will kill me please stop haha”, and get in the car. I turn the engine on, then realize my dad is missing. I look out that passenger side, and there he is, still outside, chatting it up with her. That’s all the due diligence I needed.

I actually think this whole thing makes the very long-term investment case in oil companies less attractive I think you will see a very difficult few years and a move towards more self-reliant infrastructure which will include many power sources
