Tenants were late every month, and took tenants to court 3 times before I finally got them evicted. Court system wasn’t helpful. Asked about what forms I needed to turn it. Said they can’t tell me that’s legal advice, which isn’t true cause I was asking about the process not how to fill out any forms. After the third time doing I got it down to a science and had ai help me. On the second attempt I could have evicted them but the paper server mistakenly missed one of the docs that did get served! Which allowed tenants one more day to pay rent and dropped that eviction case. On the final eviction attempt they claimed property was inhabitable and had to prove this wasn’t the case which I did and obtained my property back. They even left a vehicle of which we towed! And it was always a boo hoo story as to why they can’t pay the rent. I even offered them to drop the case if they moved out asap and they said no! So proceeded with the final eviction, they tried to make a deal with me and I said no. Good luck with the eviction on your records
