Just finished analyzing data in Florida this weekend. It will take 3 years to absorb the repos coming down the line. Hold off buying in FL.

Looked at Texas data last nite. Prices already starting back up in Austin. Need to buy now before prices and mortgage rates go up in Austin.

DFW housing still a concern. Lots of repos still to come on the market. Prices are right, but they may fall a little more.

San Antonio homebuyers: you should be buying now thru Oct. Prices will start back up in the fall.

Try submitting x-ray, PET, MRI or other medical images to Grok for analysis. This is still early stage, but it is already quite accurate and will become extremely good. Let us know where Grok gets it right or needs work.

The key for you on rates is "What are the total costs?" Lower rates may have higher costs. There is no "one-size-fits-all" in a mortgage.

What mortgage rate should you be getting today? US Avg. is 4.16% for 30 yr; 3.25% for 15 year; 3.35% for 5/1 ARM. Rates change daily.
