Preliminary sales volume data is indicating about a 4% decrease from last year for 1Q in #Boulder. In #Denver, it's closer to a 12% decrease. This is for SFH.
We discussed market conditions and a lot more in the latest House Einstein pod. It should be out later today. Find it in all the usual places you listen to podcasts (Apple Podcasts, Spotify, YouTube Music, etc).

37% of recent newly constructed apartments in Boulder have been affordable, which by staff's own admission far outperforms other cities countrywide. These have been almost entirely rentals managed by BHP or Thistle. Not ownership opportunities.
Despite this success, staff's drumbeat for more development grows louder. Their strategy includes "zoning reform," "height and density bonuses," and selling our public land to developers. For those of you who still think it won't ever happen, this chart was in last night's Council packet. Make no mistake, this is where staff is leading City Council. The tail wags the dog.

Update: Nobo Creative Campus. In a few short years, this part of Boulder will look radically different than it does today. The new BMOCA building is being designed by Solid Objectives (So-Il). I look forward to the renderings for the new building being presented, hopefully soon.

I had a busy weekend of showings in Boulder, which culminated in a bidding war for a house in Table Mesa. But when the dust settled, we successfully locked it down.
Now the fun really begins. Due diligence: Primary inspection, secondary inspections, checklists, and calendaring the deadlines.

Central banks want to stretch the money and credit cycle to make it last for as long as it can because that is so much better than the alternative. So when the system of hard money and claims on hard money becomes too painfully constrictive, governments typically abandon it in favor of what is called “fiat money.” No hard money is involved in fiat systems; there is just paper money that the central bank can print without restriction. As a result, there is no risk that the central bank will have its stash of hard money drawn down and have to default on its promises to deliver it. Rather, the risk is that, freed from the constraints on the supply of tangible gold, silver, or some other hard asset, the people who control the printing presses (i.e., the central bankers working with the commercial bankers) will create ever more money and debt assets and liabilities in relation to the amount of goods and services being produced until the time comes when those holding the enormous amount of debt will try to turn it in for goods and services, which will have the same effect as a run on a bank and result in either debt defaults or the devaluation of money. #principleoftheday

Not sure who needs to hear this, but the average 30 year fixed rate mortgage was 6.06% last week. That's the lowest in 3 years. It's since climbed slightly to 6.09%.
A far cry from 2022, but still a big improvement from two years ago.

Pending sales were at a record low last month nationwide (down 9.3%), but don't forget the Augustus Gloop effect. The fundamental drivers of housing haven't disappeared. Purchase decisions have simply been delayed. Buyers are waiting for better rates, more economic certainty, or in some cases - lower prices.
Fact: Pending SFH sales in Boulder County were only down 2.3% in December.
