NFTs are inevitable my friend. Most pokemon cards will be traded as NFTs in the future and housed by a centralized intermediary unless the physical is desired to be custodied by the owner directly. NFTs (Non-fungible Tokens) are just ways of proving and transferring immutable ownership of an object (can be a representative of a physical object or a natively digital one). Most of the 2021 NFTs you are referencing will indeed not be worth anything in the future, it was a bubble. But there is a reason it created a bubble, the technology has expansive future use cases.

I have the opportunity right now to open up a card shop! This is a once and a blue moon chance, to do something I've wanted for years. It's in a great location and has a lot of potential but here's my struggle. Financially, I'm not in the best position... I have a fair amount of sealed & singles that I can essentially use as a start up for inventory. This is not ideal, but I recognize the risk of opening up a store and not having what the local community needs. I would be willing to use my PC to leverage into a position where this becomes more consistent & successful down the line. I have some funds to play with to buy more product or consign with friends who have large sealed collections as well. The overall goal is to create an exciting & welcoming shop where everyone who comes can enjoy their favorite TCGs! There is even a fair amount of space that I could set up tables to present as a PLAY store. My question is for anyone who has owned a start from scratch brick & mortar, what were your main initial concerns, and how did you overcome them? For me right now... it's consistent inventory & security. I feel I could operate and break even, maybe even profit fairly early on, but I know it's not going to be easy at all! Lmk your thoughts, thank you!
