@RJSCity It really doesn’t need to be this hard for where we are at in the life cycle of our city. The conversation has the potential to change with City Plan. We’ll get there as long as Council, Administration, Communities & Developers are committed and accountable to the common goal.

@PaulLanni I agree and am often a champion of rezonings including the importance of speeding the process of approvals (and signal sending that if you buy properties near LRT site, you will be successful getting your zoning). It's insane to me that we have RF1 zoning next to LRT stops.

Hey planning geeks, I feel I may be biased because I live nearby, but RA8 seems a bit large at the ~450m from the edge of an LRT stop. Thoughts from others who may be more objective? Note, I would be 100% supportive if it were 200m closer.

@RJSCity Absolutely. We need density along SPR to support all those business, as well as to provide for a healthy level of LRT ridership. I know that many still can’t see it, but the positive transformation promised by LRT through this part of #yeg is so important to its evolution

@PaulLanni A lot of folks who have moved to Westmount in the last 15 years have moved here because they love the urban environment that 124th provides. Good development along SPR would bring more of that.

@RJSCity Sorry if I missed that. The east of edges of Glenora/Westmount will certainly be a part of it. I think the eventual collision of these neighbourhoods with increasingly urban experience and form nearby will serve to reinforce their desirability, rather than the opposite.

@PaulLanni Yep, I made that point in another thread from this original post (as a counterpoint to myself). The entire strip of 124th should transform. Hopefully we can also see some transformation through Glenora.

@RJSCity Based on today, perhaps, but the streets east of 124 will transform in the coming years and will contribute to a vibrant mixed use district in the west end of the core. 124 St. is one of #yeg’s best. All the right ingredients are there, and more people will want to be part of it.

@seandsweeney That’s fantastic. We have plans for similarly positioned projects and believe that we can make a case for smaller scale/high quality offerings that deviate from the car-first formula. Like many metros in N. America, Edmonton is car dependent, but it is evolving in the best way.

@PaulLanni The building leased up 100% within a few weeks. The parking was not an issue at all, it’s in a very amenities rich area with plenty of things to walk to. The interior of the building was optimized for bike owners of lots of bike storage as well.
