@BenPhillips_ANU Can we say that those who purposively chose to pay >30% in order to be in, for example, *good school zones* or a *conveniently located suburb* or a *high amenity suburb* experiencing housing unaffordability?

One of the more meaningless housing affordability measures is a mortgagor paying >30% of income on the mortgage. For a FHB that’s just standard and financial stress measures suggest they are doing just fine. Similar to those paying 25% or 35%. Arbitrary number.

The average couple looking for their first home cannot affordably buy an entry-level house in any Australian city as house price gains rapidly outpace wage growth. #auspol afr.com/property/resid…

@BenPhillips_ANU Approvals doth not translate in2 actual dwellings unless there are development approval applications in the pipeline. Housing production(or lack thereof) is also a function decisions within producer markets.

The chance of old existing suburbs meeting ‘pro-rata’ housing targets for ‘completions’ or even ‘approvals’ seems remote at such an early stage of reform especially during challenging new-build times (rates, costs)

This platform is really toxic and horrible. It's time to change the algorithm and cleanse my timeline. For the immediate future I will only be posting otter-related content. Have a nice day.

New year days with my loves who're no longer here. It's both so hard to reflect back and to look forward with any positivity, as I'm always waiting for the next terrible thing. So in honour of you both I'm booking another trip to 🇦🇺. Finding joy whenever I can 💙❤️ #NewYear2026
