A great podcast on a great book youtu.be/K44YmnIl_DA?si… ------------------------- Singapore Offers a Successful Model by Separating Usage from Speculation Singapore serves as a successful counter-example to the global dilemma. It has largely divorced the usage of residential land from its speculative value. The government owns most of the city's land and uses the Housing and Development Board (HDB) to build and sell homes. This system enforces strict rules to maintain affordability and stability: Citizens can typically only own one HDB unit. There are restrictions on how long they must hold it and who they can sell it to (only other citizens or permanent residents). By deciding that for residential housing, capitalism would not apply to land, Singapore created a sustainable model for widespread home ownership and affordability. ---------------------------------------------

As we transition to a post-carbon economy, infrastructure is key. But investment and rezoning generate large windfall gains for property owners. Without value capture, these gains widen wealth inequality, as land owners benefit more than renters.
