I just bought an old Super 8 in Iowa for $925k. Here's the crazy shit I've uncovered so far: 1) After closing I asked sellers to transfer the domain/website...realized they didn't own it 🤡 Hotel was deflagged in 2017. Purchase agreement said everything would be transferred, but clearly I made a a stupid assumption. So now I'm a proud non-owner of 2 orphaned domains 2) Mitel PBX, IP gateway, switch etc. all powered on choking on dust despite not being connected to anything. Main line directly going to cordless phone lol, $507/mo bill 3) Sellers weren't admins of their Expedia acct so couldn't transfer it. Once we figured it out, saw that multiple Wyndham users still had access 😱 4) Not a single email in the PMS system Just masked OTA emails. Was planning to email all past guests about ownership change, guess not. 5) No exterior key readers worked. I knew side doors would need adjusting, but didn't think to test key readers (another bad assumption) 6) They were paying for 4 yard trash container, 2x pickups/wk. That's more than our 1st location which has twice the rooms and occupancy. Made a few other mistakes but overall the acquisition went as expected (will share if folks are interested) I'm building the best indie hotel brand in Iowa. Follow along as we turn this into location #3 for Hotel Pommier.

Excited to join Fair as VP of Insurance Distribution! Agencies don't need another P&C carrier—they need products that boost LTV & retention. Auto warranties are a natural add-on to Comp/Collision coverage. fairwarranty.com/company/partne…

Recently I started a ‘fun’ little project of finally moving my data over from @Vertafore. Considering this is MY data, it’s willllld the hoops they make you jump through to get it. It should be illegal, tbh. Anyone wanna see a thread on this?

Here are the top challenges for new real estate investors. I plan to build an app for it to give away for free. Which idea is most useful? 1. Quick Comp - A simple mobile tool where users input a property address and get back a streamlined comp analysis 2. LeadFlow Tracker - lightweight lead CRM for wholesalers and flippers 3. Seller Script Coach - interactive seller call script app 4. FlipCalc Lite - Mobile-friendly deal analyzer where users plug in: Purchase price, rehab, holding costs, etc. and Get: Net profit, ROI, cash-on-cash return 5. Rehab Estimator Pro (Lite) - A simple walk-through checklist for estimating renovation costs room-by-room

@KendraJJacobs This was a great place to stay. cabincreekinn.com. South of the Tetons but nice and quiet. Yellowstone and Tetons are super crowded in the summer. Book what you can now.

A young entrepreneur wants to start a brick and mortar indoor sport simulator location but needs some capital to get started. After friends and family, how would you find investors?

Starting next week, my full time job will be running conduituploads.com where I will enable carriers and wholesalers to download E&S commercial policies, quotes, and commissions to their agents. The best part is, there is no tech work involved for the carrier or wholesaler. After a decade of building insurance technology, this is certainly the hardest thing I’ve ever built, but also the most necessary.

Too many folks set the bar way too high with entrepreneurship. The next million dollar company. The next sexy startup. Forget all that. Why isn’t the goal to build something that pays you good $ every year and requires only a few hours of your time per week to make it happen?

@KrissBergTweets Also would point out my prior employer paid for it. I would not pay for it out of pocket if I had to do it over again. Cost is too high for value received. Launching a small scale side hustle would teach you just as much.

@KrissBergTweets Got mine from U of Iowa right before we launched a startup. The capstone course was most valuable. The networking was key as the program was in person back in early 2010’s

My friend just retired at 50 as a partner at a big 4 firm. He got burned out. His plan? Open an automated retail golf simulator business for fun. (Doesn't need the money) - 0 employees - ~$100k startup cost - 15 customers to break even - Already has 15 friends committed ✅ He was going to spend 5 figures to build a nice one for himself and then thought "Why not spend a little more and just make this a business?" He started a successful landscaping business in college and misses that environment. He's going to crush it. I'll report back! 🫡

@WHO13news there was a stalled vehicle (minivan) on the first bridge west of Van Meter. There is a narrow shoulder and it couldn’t get out of the right traffic lane. That is what caused the crash

This is really hard to write but so many of you have loved and cared about Ben that I wanted to let you know. We found out today the cancer had spread throughout Bens organs and there was nothing left we could do-we had to let him go. I’ve had dogs my whole life but Ben was 1 on 1. He was smart-loving-gentle-patient-inquisitive-and welcoming to all. Always a big smile and a soft tail wag. He and I could communicate..he and I understood each other and had each others backs. He was with me more than anyone at home and traveling with me for work. Such an easy going companion. Hard day-but he will live within all of us forever. God please bless his majestic soul and thank you for putting him in my life for the last 10 years-a true blessing. Love you Ben. 🙏🏼
