🇪🇪 $NBIS Mapped the data center landscape in Harjumaa (Tallinn region) for colocation potential: 1. Greenergy Data Centers (GDC) Tallinn DC-1 — Saue vald, Harjumaa The strongest near-term fit and the only large-scale purpose-built colo facility actually located in Harjumaa. 14,500 m² facility with 31.5 MW of campus power, renewable-powered, target PUE of 1.2, Tier 3/4 redundancy, and carrier- and operator-neutral. It's operational today, ISO27001-certified, and structured for exactly this kind of colocation/private-suite deal — the main constraint would be whether 31.5 MW (shared across other tenants) is enough for a meaningful GPU deployment. 2. Sunly's planned Risti AI data center — Lääne County (~65-70 km from Tallinn, just outside Harjumaa) Best long-term strategic fit but not in Harjumaa and not yet built. Sunly has applied for planning permission for a 180MW AI data center near Risti, which would become the largest in the Baltic region, costing €1.7 billion, powered by a co-located solar park. Parts could be operational by 2028 if permitting goes well — this is the only Estonian project sized and designed like the AI campuses Nebius typically colocates in (Mäntsälä, Lappeenranta). 3. Smaller Tallinn-area enterprise colo facilities (Telia Tallinn 1, Kyndryl Estonia Data Center, DataHOUSE @ Tallinn/CITIC Telecom CPC, Infonet DC, WaveCom) — Infonet DC is the largest of these at around 4 MW with space for 512 racks. These are enterprise/telco-grade facilities, well connected to the Tallinn IX ecosystem, but likely too small in power density for AI/GPU-scale colocation. They'd be more plausible as a secondary connectivity or edge-inference point than a primary Nebius deployment. Some context worth noting: Nebius already operates in the region — its flagship Mäntsälä facility is about 40 miles north of Helsinki, and it's developing a 310MW hyperscale campus in Lappeenranta, Finland, in a $10B multi-phase project targeting 2027. That's roughly 80-200 km across the Gulf of Finland from Tallinn — good subsea fiber and power interconnection already exist between the two — which could make Estonia a natural extension of Nebius's Nordic footprint rather than an entirely new market. 🇪🇪 Tensor Estate has taken a stake in MCF Group Estonia, the owner and operator of the Greenergy Data Centers facility near Tallinn, Estonia Speculation: this may be linked with $NBIS plans to run a data center in Estonia. Hints pointing this direction: - Two weeks before this news, on July 15, 2026, Nebius publicly rolled out a new "asset-light" infrastructure-partner model: outside investors/operators finance, own and run a data center, Nebius supplies the architecture and software stack and sells the capacity through its global sales org. Nebius said it had signed initial arrangements under this model but didn't identify the partners, locations, or terms. - Tensor Estate is a new investment vehicle behind well-known Estonian entrepreneurs — including Bolt's Markus Villig, Kristjan Rahu, Jüri Käo, Enn Kunila and Urvo Männama — who, through Tensor Estate subsidiaries, acquired roughly a quarter of Greenergy Data Centers, Estonia's largest facility, with the majority stake still held by the state-linked Three Seas Initiative Investment Fund. The fresh capital, close to €100 million, is earmarked for retrofitting the building for AI workloads and expanding its client base beyond Estonia. - The official deal announcement frames it explicitly as expansion capital for the facility to grow in response to AI demand — language that matches Nebius's partner pitch almost exactly.
