Demand is caving in Davidson County. This is the heart of Nashville. Greater Nashville is dropping too, but I've not seen demand this low in Davidson. (I only have daily snapshots going back to feb 2022) Mortgage rates are a driver, but I believe another driver is the 26% property tax increase rolling into data that home buyers now see.

Want to know why Taylor Sheridan just signed a contract for $1 billion? He makes shows where men act like men, the women are smoking hot, the characters are likable and flawed -- therefore relatable, and he doesn't seek to alienate either half of the country. It really is that simple.

The scotus created the mess in the 1st place. IMO the scotus thought by allowing the flood of cases, it would overwhelm the Trump DoJ and they would reverse course, but Trump doubled down and the TDS afflicted show no sign of stopping the flood. So, now it's the court system that is buckling and the Scotus will have to decide if illegals are worth destroying the judicial system.

Tiger Woods winning the US Open on a knee that days later required reconstructive surgery. Kerri Strug sticking the landing on her busted ankle for the gold. Sure, we have our LeBron Jameses acting like little babies, but the one thing I learned about futbol during the World Cup is that acting like a little injured baby is not only not frowned upon, it is ENCOURAGED as a strategic advantage. Americans want stoic heroes who persevere through pain. Soccer ain’t that, at least not in the day-to-day elements of the game. That’s why soccer will never be anything other than second-rate in the USA.

President Trump scheduled Iran's bridges for next week. Two of them came down last night. Overnight strikes hit two bridges in Hormozgan province, the railway junction at Bandar Abbas, the airport at Iranshahr, and the maritime control tower at Chabahar, which has now been struck three times in seven days. Iranian state TV counts three dead and nine wounded at the bridges. All of it reported by Iran's own media and carried by AFP. Washington calls them strikes on the logistics that let the Revolutionary Guard / IRGC attack shipping. Tehran calls it the civilian campaign begun ahead of schedule. A bridge that carries missiles also carries buses and cars. Dual use is what makes a calendar deniable. And this is the second run of the same play. In April 2026, POTUS Trump set a Hormuz deadline and promised power plants and bridges. Israel publicly told Iranians to stay off every train in the country. Mashhad cancelled its rail service. The Kashan railway bridge fell, killing two. That ultimatum bought a ceasefire that later collapsed. The sequel is now running early. The tower is the tell. Three strikes on the same building in a week means Iran repairs and Uncle Sam returns locked & loaded. A war that repeats its targets is not running out of things to destroy. It has started destroying the act of repair. Iran's energy ministry, through Iranian state media, is already asking the south to use less power as the heat climbs. Chabahar is the port India built, more than 120 million dollars into its terminal, its road to Central Asia around Pakistan. 72 kilometres east sits Gwadar, the port China built. One has been hit three times in seven days. The other has not been reported hit once. A war between America and Iran is quietly scoring a rivalry between India and China too. The calendar said next week. The craters did not wait.

@allenf32 Agree with what you say about Tuchel, but the Anglo phobia is colouring your judgement of the players' mentality. It wasn't a psychological capitulation, but fatigue, a lack of technical ability to keep the ball under pressure, Messi's brilliance.

the emerging consensus on England and Tuchel, that he made horribly defensive substitutions and threw away the game, is completely wrong. I honestly think it's because most (maybe all) English/British pundits want to blame Tuchel as an outsider rather than face up to how the game actually played out. the entirety of the game after Gordon's goal was dominated by Argentina. but note the first substitution was 17 minutes later on 72 minutes and the *really* defensive ones were on 82 minutes. in the 17 minutes before the first sub, Argentina could and arguably should have scored 3 times. in the 10 minutes before the next, they could and should have scored twice more. in that interval, England did absolutely nothing. they had already given up. they strung virtually zero passes together and I don't think touched the ball in the opposition half (never mind box). I think that Tuchel realized this (because he is an excellent coach) and *correctly* concluded they needed to shore up or Argentina would indeed score 3 or more before long. one idea I've seen is Tuchel should have thrown on the likes of Rashford and Watkins (who are fast, basically) to better press from the front and give England a route to play out. but imagine he had done this, England became *even more pathetically open* and Argentina had won 4-1. the criticism would have been even worse than now, and would have called for *exactly what he did*. so, no, he did what he had to do as he watched his team completely collapse for no reason. and *it could have worked*! after the second set of subs, Argentina had one very long-distance shot and the two goals. but the two goals were a result of astoundingly lazy lack of pressing, not tactics. the chances before were getting sliced apart in open play. the chances after were pathetic individual discipline. so, no, the substitutions did not throw away the game and Tuchel did not get it wrong. England epically shat the bed, should have ended up losing 4-1, and Tuchel attempted the only viable route to holding on and still winning. it is no way his fault that Bellingham couldn't be bothered closing down Fernandez and Spence couldn't be bothered closing down Messi, amongst the other 5 goals they could have conceded after giving up. English pundits want somebody to blame, so they blame Tuchel (who conveniently isn't English). what they ought to do is face up to this being one of the most astonishing psychological capitulations in World Cup history.
