With 2024 @RetailLive in the books, I have a couple of macro level takeaways. 1. Retail inventory is low and demand is high. Everyone is chasing the same dirt/centers/spaces. 2. There are so many emerging concepts and brands growing aggressively fueled by PE capital. #retailRE

@TetherJWL Had this happen once- except it was monthly installments even though the guarantor was worth over $20M. Ask him if he will pay the balance if tenant remains current and paying for the first 12 months.

About to sign LOI and landlord is now proposing our fee as year by year payment schedule. “Too much upfront risk to the whole fee upfront with the work we are doing, if the tenant is willing to commit more to his guarantee we can discuss” Tenant is already pledging a guarantee of $500k (annual rent of ~$200k). Fee is $65k Bush league IMO..if anyone has advice let me know!
