For everyone yapping about how overpriced housing is... This is below median priced home in San Antonio. Yes it needs a little work but nothing a young couple couldn't do mostly themselves... And it's only $180k. (FULL ARV is $250k) How much do you think this has to drop in price to be "FAIR" to the Gen-Z's? I cannot buy this, fix it and rent for $1850/month because then y'all on X would skewer me for robbing the Gen-Z's of an opportunity to own a home, being selfish and just another example of the 'worst generation ever' Interior pics look pretty good

The day I bought NVIDIA for about six bucks a share, oil crashed 22% and the stock market tripped its circuit breakers for the first time in 23 years. In March 2020, the stock market nose-dived 20-something percent in a few weeks. I called a couple of exited founder friends who prided themselves on being serious investors. "Hey guys, what are we buying today? The market's on sale." Silence. "I don't know man, seems pretty scary out there. Maybe we should wait and see.” I said: Guys, we talked about this. If we took the emotion out of it, we'd be buying hand over fist right now. I forced myself to buy, even though it felt like crap. It seriously felt like crap. And one of those positions turned out to be one of the best trades I've ever made: I damn-near bottom-ticked NVIDIA. NVDA hit its split-adjusted low of around five bucks a share on March 18 that year. I bought on the 6th and then again on the 9th at around 6 bucks a share. Both times felt terrible. March 9 was the day the S&P fell over 7% and tripped a circuit breaker for the first time since 1997. The Dow lost 2,000 points before lunch. Oil crashed 22% the same morning over a Saudi-Russia price war. I bought NVIDIA into that. When I called the trade into my banker Steve and told him the amount to buy, he paused for a moment and then said "my man". (Yes I only trade by phone. Zero electronic trading.) And it kept falling. For nine more trading days after my second buy, the market triggered circuit breakers three more times. My position drew down roughly 20% in a week and a half. Now I felt even worse...of course in retrospect I should have felt great and bought more, but even I was too spooked at that point to add. So I missed the bragging rights of buying NVDA with a $5 handle. The WHO declared a pandemic. Italy went into full lockdown. Every headline said we hadn't seen the worst of it yet. Look, I'm not the world's greatest investor, and I've made plenty of bad bets. I don't trade very much. I hang out without doing anything for long stretches of time. But every few years I have a good idea and go into it with size. There's this example they give in psych courses I remember vividly. You're sleeping by a fire and hear rustling in the darkness. It's better to assume that's a wolf than a fluffy lamb. If you're wrong, no harm done. If you're right, you just saved your life. That instinct is thousands of years old and it works great in the wild. The problem is it also runs your business decisions, your investing, and every call where there's something to lose. The fear of losing overrides the clear upside 9 times out of 10. In the moment, fear feels like your gut telling you something important. And sometimes it is. But a lot of the time it's just the wolf detector firing at a fluffy lamb. Buying $NVDA seems obvious at $6.28 right? But if the shit hits the fan and it actually falls to that level, is it obvious then? No it is not. Living longer helps too. At 52, these calls are easier than at 32. I've seen more cycles. I've watched markets crash and recover. When you're young, every crisis feels like the one that ends everything. When you're older, you've lived through enough of them to know it's probably going to be fine on the other side. But the point holds at any age. You can't turn off the evolutionary response. You can learn to hear it fire and say: "okay, is this real, or is this the wolf detector going off again?" I still hold those shares. It was one of the cleanest entry points I have ever had into a generational large cap stock.
