@Beganovic2025 I’ve always thought it was disingenuous of those lists to not include STL county or Baltimore county for that matter.

If the city and county homicides were combined, the rate per 100,000 would be about 12.8-13.5. That would be in about the middle of the pack of the largest 50 cities. Dallas, Phoenix, Houston are in the 11-15 per 100k range. NYC is around 5 per 100k.

I think it’s time to refresh the only Gateway Mall park east of Tucker Blvd that hasn’t been in decades.

@Beganovic2025 I think that makes great economic and planning sense, but I just cannot support vacating our city hall.

City gov should relocate all the functions it has in here and make the Railway Exchange building the new City Hall, proceeds from selling this can go into renovating Railway, could even make the first 2-3 floors parking.

Floor plans and prices are out for the upcoming Jefferson Arms Residences. $2.80-2.95 per sq foot. All 220 are 1 or 2 bed and under 900 sq feet.

This may change in the months ahead but as of now, Mayor Spencer has retained 80% of Mayor Jones’ cabinet and about 50% of Mayor Jones’ mayors office staff.

@AviationStl @Beganovic2025 Same, though I’d have actually guessed downtown St. Louis had >3X as much. Downtown STL and Clayton are roughly the same size and Clayton is like half made up of single family homes.

@Beganovic2025 I’m a bit surprised the gap isn’t bigger than that. Figured downtown would easily be double.

Downtown Clayton has 7.85m sq feet of office space (18% is vacant) but if it was 100% occupied it would have 1 million sq feet less of occupied office space that downtown STL has occupied today

Credit markets have adjusted to the realization that Congress is not going to take advantage of a once-in-a-lifetime opportunity to fix the government, particularly the deficit. Without rates coming down, the dislocation in the real estate market will continue to force valuations to fall dramatically. Housing starts and inventory at all time highs, consumer debt (credit & auto) delinquencies all time highs, mortgage applications at decade lows… Add to it, 40% of homes are owned by boomers, who are dying at a rate of 8,000 per day and rising. Who's going to buy these houses? Young people can't afford them, hence the average age of a first time home buyer has increased by 10 years in less than a generation. And with birth rates falling, who will be in the market for all of these McMansions?

@Beganovic2025 I don’t like getting rid of the steps and LKS. But the south third of the park is really under used, it seems like a good idea.

@Beganovic2025 Do you know him to be mentally or physically in decline? Otherwise, I’m not sure I get your point. The old one had to go, like her or not. An interim director, who seems to clearly know the job, seems like the right thing for a few months while a new director is sourced.

@Beganovic2025 @BH314_ This is the solution that I don’t see people talking about. If we’re already subsidizing 85% of the cost, just go and do the last 15%. It’s so dumb.

@BH314_ Why require tickets? Everyone already pays 85% of the ride via sales tax. The ticket only covers 15% of the cost of the ride. Rise the sales tax .01% and just have an open ticketless system and save $52,000,000 that this is costing.

Enclosing metrolink stations with gates but not having the ticket readers in place that open the said gates for 2 years after the first gates went up is enough of a fuck up where a ceo should resign. /1

@Beganovic2025 Didn’t (and not interested in) listening to the podcast, but this really surprised me. “from 2017 to 2020, 250 people died in car crashes in St. Louis City, and from 2021 to 2024 also 250 have died in car crashes” All the traffic calming and road diets and it’s unchanged?

Since Mr. Clark mentioned me in the podcast version of this story, as always, I have a something to say.....
