The only time I had ever made money in real estate is when I sold or refinanced. Pretty contrary to the popular story about building a cashflow machine. Granted, we only own about $3m in real estate so maybe it’s not big enough to work right but that’s been my experience.

@WilsonCompanies I've seen both sides of it. Generally agree though - if you want serious cash flow now, go smb. If you want tax benefits and significant equity gains, go re. My plan is both - smb for cash, and roll some of that into more smb, and some into re.
